    This newly remodeled 1500 sq ft single family home with 1200 sq ft finished basement, is unit #15 of 34 units, which collectively comprise a water-slip land condominium known as Northlake Estates.  Each unit owns a deeded dock and a house situated on a limited use common area.  Five homes are situated on double lots and at least two homes own vacant lots for their exclusive usage.  The lot size for unit 15 is 50 x 100.  The channel, sidewalks, and private-street are exclusive common use areas shared equally by all 34 condo units.  The Unit Owners Association (UOA) dues are a mere $360 per year (payable not later than 31 December for the next year).   It is doubtful that you can find any cheaper UOA dues in the state!  The residents administrate the UOA. Your neighbors are working professionals, everything from a hospital administrator to a law enforcement official and numerous professions in between.  The neighborhood is relatively quiet and few families have children.  You can participate in your home owners association and are encouraged to do so.  Meetings are held at least annually.  Northlake Estates is considered a condominium governed by ORC 5311. Our home expenses are as follows:  annual taxes $3,162, annual insurance $708, monthly natural gas $24-$200 depending on season, electricity $75-$200, public sewer $39 monthly, water is private well on lot (water softener salt is about $20 per month), and trash collection $175 year.  Also the previously mentioned HOA dues of $360 per year should be included for your expense calculations. We have made major investments in this home, with the largest expense being the remodeling of the great room, basement and basement bathroom.  We have just installed new plywood kitchen cabinets, and recently a kitchenAid dishwasher and the central air was serviced 2014.  All carpets have been replaced at least once and new flooring has been installed in the great room and basement.  We also installed an additional parking pad to facilitate in/out usage of the two car garage.  Guest parking provided on the private street. We would prefer to sell the appliances and furnishings with the home.  This includes the stove, curtains, refrigerator, Jacuzzi, pool table, couches, table and chairs, desks, bookshelves, dressers, beds, stools etc.  These items will be separate from the listed sales price, but are negotiable.  Included in the home sale is the covered boat lift. You will not find a nicer home in a better neighborhood on Indian Lake for the money.  We had an appraisal done 9-17-2013 by Consolidated Appraisal Services Company and the high market value was listed as $325,000 before remodeling in January 2015.  We feel that our asking price is representative of market value.  We will offer a one year home warranty with purchase to ease your worries.
