Rent Payment Tenant agrees to pay $3000 per month on or before the due date each month. 2. Security Deposit: Tenant agrees to pay a security deposit of $3000 prior to move-in. The deposit will be held in accordance with California law and may be used for damages beyond normal wear and tear. 3. After the first year, Tenant is responsible for any repair or failure 6. No Subleasing Tenant may not sublease the premises without written consent from the landlord. 7. Property Rules - No pets are allowed on the premises unless negotiated and approved in writing by the Landlord. Unauthorized pets will be considered violation of the lease. - No alterations or modification to the property without Landlord's written approval. Tenant is not allowed to alter, modify, paint, install, remove, or make any changes to the property - inside or outside - without prior written consent from the Landlord. Parking Tenant can park in front of the main house. Landlord reserves the right to assign spaces. 9. Entry Notice Landlord may enter the premises with proper notice per California law (usually 24 hours) for inspections, repairs, or emergencies.
