YOU HAVE THE YARD TO YOURSELF, NO ONE ELSE USES IT -- YOURS ONLY - gardener as well will not intrude on your private use of the yard. You look onto a lawn of about 1 acre with tree swings, hammock, zip line, tether ball, all at your beckoning. You have a private entry, down a stairway from street level to your front door -- for your place amongst an oak grove on your left and the expanse of the yard to your right and before your feet from your big deck. There is a historic rose garden of 33 specimen roses saved from extinction, cut them to enjoy! Oranges, lemons, avocados, apricots, plums, and more are planted around the expansive yard. There are amazing birds, falcons, hawks, song birds, Hummingbirds and butterflies EVERYWHERE, it's really amazing. Beautiful 3 Bedrooms and 2 Baths (Sleeps 6) but extra futons for 2 more and all linens. HOUSE LAYOUT: The Master bedroom has a king bed with a sliding door to outside, and a window overlooking the oak grove. The second bedroom is across the living room on the other side with a view of the yard, Queen sized bed. Bathroom is in center - shower/tub combo, and also accessible to Master bedroom. The other third bedroom is a walk on the exterior of the deck to a private lockable entry way -- and has a queen bed, bathroom with a shower only, 1/2 fridge, microwave. It is very private and quiet with a sitting area outside and table, chairs to enjoy a view over the yard. This third bedroom does not adjoin to the main part. The main part has a kitchen - it's accessible by an exterior walkway -- very close though to gain entry to the main unit, steps away. Great for grandparents or teenage wing...Could be used as an office -- for long term - let me know - we can take the bed out and convert to an office. Also, if you like there are tri fold futons if you want to arrange other sleeping arrangements. There are lots of towels and lots of extra linens. There are laundry machines on the property but non accessible so there is Free laundry wash and dry -easy to arrange for you for you by the maintenance crew, it's easy and not a problem to do the free laundry. If you want an interior cleaning service, I have references. In the main area, the living room is in between both bedrooms. HD TV's in each bedroom and in the living room, Free high speed Internet- the fastest available. You can even do internet way out in the garden and wilderness areas of the property... it's amazing with it's reach. DVD players for most TV's. There is a spacious deck with a BBQ and Table for outside dining adjoining the oak grove and over looking the rose garden and magnificent lawn- with views to the wilderness adjacent. There are so many variety of birds! A very "nature" feel. The lawn is big enough for badminton, soccer, softball, etc... it's much larger than the photos can relay. The property is the downstairs floor that is completely separate from the upstairs floor, which has the third bedroom. Manager is onsite owner/manager when not traveling - in a very separate, private unit. No personal interaction. The manager does not use the yard and is not around much. A maintenance crew will do the gardening and fixing if any problems occur, dependable and has been with the property for years to make sure all is well. Your use of the yard will be private -- the crew will go to other parts of the property if you are using the yard. Once a week the lawns are mowed. DOGS: There is a gated deck for pets to be contained so doggies can go in and out of your place and this gate keeps them from reaching the huge yard. You need to open the gate to take them to the lawn. The yard is mainly fenced, but not 100% for escape artist doggies! The yard is in a bowl which keeps it far away from the street for kids or pups. For dogs, by request, is a shaded dog run with chain link fence under the deck -- let me know - to prepare for your use. The kitchen has a full refrigerator, gas range/stove, dishwasher, fully equipped for you to cook, Mr. Coffee automatic machine, Coffee grinder, kitchen aid mixer, pots, blender, dishes, cooking equipment are all there. Extra cooking appliances available upon request. Terrific comfort, very clean, in a rural upscale neighborhood, between Hope Ranch and the Mesa, very close to the beach. The neighborhood is very low density houses with large lots. This lot is the largest in the neighborhood. There is lots of street frontage for free parking, or driveway parking. This unit is very children and pet friendly, original impressionist oil painting collection. Toys, games and books are there for kids of all ages. No neighbors can see into unit, quiet, peaceful. Birds and wildlife viewable from every window. Enjoy playing in the expansive yard! Great for sports and balls and equipment provided for you, your children and pets - it feels like a park, yet so private -- the property is unique in it's very large size and setting. It overlooks 27 undeveloped acres of wildlife, trees, and just beyond the beautiful hillside view is the beach. Behind fog line, so SUNNY! If you have ever been to Santa Barbara, you know it can be foggy, but this property is just beyond the fog line, so we get less coastal morning fog! Very quiet area. For extra needs, caretaker is available to help if needed to help out by easy arrangement, included, no extra charge for most things. 1/2 mile to Hendries Beach or a 15 minute walk, to a scenic surfing beach that has on one end a dog beach, and one of California's most scenic oceanfront restaurants 'The Boathouse' - fabulous outdoor dining with GREAT TAKE OUT, for an easy sunset picnic on the sand. BEACHES ARE OPEN! It is 5 minutes to downtown by car, the harbor, pier, etc., and 5 minutes by car to Montecito, 10 minutes to the Santa Barbara Airport. This is a non-smoking unit, feel free to smoke on the outside deck. This is not a party house, and no events permitted. When I rent this property it typically is off other internet websites with many more photos and it rents without a showing, which is likely impossible at this time. I have a SuperHost reputation on the largest site with a 5 star rating, so I am reliable and honest.
