SHORT-TERM LEASE AGREEMENT Property: Master Bedroom at: 1125 Carrington Avenue, Capitol Heights, Maryland, 20743 Term: 6 months Rent: The total rent for the term of this Lease shall be $1,100 per month, payable in advance on the eleventh day of each month. Security Deposit: The Tenant shall pay a security deposit of $1,100. The security deposit shall be held following Maryland state law and shall be returned to the Tenant, less any deductions for damages or unpaid rent, within 45 days after the termination of this Lease. Utilities and Services: Landlord-Provided Utilities and Services: Water Gas Internet Regular landscaping Tenant-Shared Utilities and Services: Electricity Snow removal (available upon request and will be billed separately) Parking and Transportation: The property offers ample parking. Additionally, there is convenient public transportation available, with a commute time of approximately 45 -60 commute downtown D.C. during rush hour. Cleaning Services: The Tenant is expected to maintain the cleanliness of the property. Should the Tenant fail to maintain cleanliness, the Landlord reserves the right to hire a cleaning service after the first month of occupancy, with the cost being added to the Tenant's monthly utility bill. Late Fees: Rent is due on the eleventh day of each month. If rent is not received by the fifth day following the due date, a late fee of $25 per day will be charged until full payment is received. Maintenance and Repairs: The Landlord shall be responsible for all major repairs and maintenance of the property. The Tenant agrees to promptly notify the Landlord of any repairs needed. The Tenant shall be responsible for any damage caused by their negligence or misuse of the property. Occupancy: The property shall be occupied by the Tenant and no other person(s) without the prior written consent of the Landlord. Subletting: The Tenant shall not sublet the property or assign this Lease without the prior written consent of the Landlord. Guest Policy: Guests are allowed but should not stay for more than 3 days. After 3 days, a charge of $50 per day will be added to the monthly rent. No more than one guest is allowed to stay overnight at a time. Security Cameras: There are cameras installed on the property. Locked rooms have cameras programmed to sound an alarm and call the police immediately. Tenants are absolutely not allowed to disconnect the cameras or enter locked rooms without direct consent from the landlord. Failure to comply with this rule will result in an immediate dismissal notice of 30 days to vacate the property, as per MD law. Laundry Facilities: There are no laundry facilities on the property currently. However, a temporary solution may be discussed and addressed within two months of the commencement of this Lease. Termination: At the end of the Lease term, the Tenant shall vacate the property, remove all personal belongings, and return all keys to the Landlord. Any personal property left behind shall be considered abandoned and may be disposed of by the Landlord. Breaking the Lease: If the Tenant wishes to terminate the lease before the end of the term, the following conditions apply: The Tenant must provide written notice to the Landlord at least 30 days in advance. The Tenant is responsible for paying rent until a new tenant is found or the lease term ends, whichever comes first. The Tenant agrees to cover any costs associated with re-renting the property, including advertising and cleaning fees. The security deposit may be used to cover any unpaid rent or damages. Additional Clauses: Cleaning Services: The Tenant is expected to maintain the cleanliness of the property. Should the Tenant fail to maintain cleanliness, the Landlord reserves the right to hire a cleaning service after the first month of occupancy, with the cost being added to the Tenant's monthly utility bill. Trash and Recycling: Trash collection is on Friday mornings. Place trash bins outside on Thursday evenings. Separate recyclables and place them in the appropriate bin. Recyclables should also be placed outside on Thursday evenings. Use the compost bin for food waste. Compost collection is on Monday mornings. Place the compost bin outside on Sunday evenings. If you arrive onto the property first, return the receptacles into the driveway. Cleaning Responsibilities: Maintain the cleanliness of all shared spaces, including the living room, dining room, and kitchen. At minimum, sweep and mop the floors that the automated cleaning robot does not pick up at least once a month. Failure to do so will result in cleaning service fees charged to the tenant. Wash your own dishes immediately after use; there is no dishwasher available. Leave shared spaces clean and spotless after use. Shared Refrigerator: Keep the shared refrigerator clean. Remove old food regularly and compost as necessary. Garbage Disposal: Do not use the garbage disposal to dispose of any food material. Any plumbing costs incurred due to misuse will be charged to the tenant. Robot Vacuum and Mop: Assist with occasionally changing out and maintaining the Shark Matrix Plus 2-in-1 Robot Vacuum and Mop with XL HEPA Self-Empty Base to help maintain the cleanliness of the home. Specific cleaning products are provided. Shoes Policy: No shoes are allowed in the house. Use slippers or house socks provided in the basket by the door. Decorations: Only use command strips to hang anything. Respect for Neighbors: Maintain noise at a reasonable level, especially during nighttime hours (10 PM - 7 AM). Respect the privacy and property of neighbors and other tenants. Cooking: No cooking after 10 PM to minimize noise and odors. Pets: Special requests permitted on case by case basis. Smoking: No cigarette smoking in the home. Cannabis is permitted with a medical card. Waste Disposal: Do not flush anything other than toilet paper. Dispose of other waste in the bathroom trash bin. Any plumbing costs incurred due to flushing inappropriate items will be charged to the tenant. Behavioral Warnings: You will receive up to three warnings for not adhering to the house rules regarding cleanliness and behavior. After three warnings, a professional cleaning service will be introduced, and the cost will be fully borne by the tenant. You will have 30 days to either comply with this rule or move out if you choose not to pay for the cleaning service. Personal Items: Keep personal items in your designated areas. Do not leave belongings in shared spaces. Household Supplies: A standard amount of cleaning supplies is provided. Replenish supplies as needed. Toilet paper, paper towels, and other consumables are not provided. You are responsible for purchasing these items. Subleasing: No subleasing is allowed. Maintenance Notice: Tenants will be informed of maintenance at least 24 hours in advance. Emergency Procedures Emergency Contacts: Provide emergency contact information for the property manager, local police, fire department, and nearest hospital. Fire Safety: Ensure smoke detectors and fire extinguishers are maintained and tenants will be made aware of their locations and proper usage. Insurance and Liability Tenant Insurance: Strongly encourage or require tenants to obtain renter's insurance to cover their personal belongings and liability. Liability Waiver: Tenants should acknowledge that the landlord is not responsible for any personal injury or loss of personal property.
