This estate home was constructed for a Southwest Florida developer using the most advance engineering standards and finest interior materials found on Sanibel Island. The three story solid masonry construction sits on 48 sub-surface concrete pilings driven into the earth and was engineered to withstand storms in excess of 200mph. Coastal rated storm glass surrounds each level of the estate home. Protected on a 14' concrete cantilever sits two Trans XR HVAC systems, a Kinetico water purification system and a whole home back up generator system fueled by an underground self contained propane tank. Inside, the home is equally well constructed and appointed. Interior walls throughout the home were constructed with double plywood and finished with a level 5 haricot drywall application. Custom cabinetry throughout the home was milled by Conestoga. Cambria quartz counters are installed on every surface and finished with a 2 3/4 inch mitered edge. Interior feature walls are clad with a white ledger quartz. The owner commissioned a custom three level floating stair case, the supports and railings are finished in a champagne powder coat with butcher block oak treads hand stained to match the imported wood flooring throughout the home. Bathrooms are finished with 36" x 18" porcelain clad walls (no exposed drywall walls in bathrooms), Kohler toilets, Kohler fixtures, Kohler sinks, Kohler Shower systems (with hand held sprays and body jets), and HydroShield (resists water stains) glass enclosures. The interior shaker doors were custom made by Timberline and finished with Emtek door hardware. Additional custom specifications include the crystal lighting fixtures and the furniture pieces selected by the interior design team. Control 4 was chosen for the Audio/Visual system. The control center powers the fully automated interior/exterior lighting systems, Sony media centers, temperature settings, interior home dehumidification, built-in speakers (38 speakers by TruAudio), survalience systems (with hi-def full color cameras, including night vision) and pool functionality. The level 1 cabana with pool was constructed using a concrete poured sub deck and finished with 36"x18" porcelain tile and epoxy grout. Additionally, all tree balconies were finished using the same decking application with custom aluminum railings powder coated for coastal protection. One of the finest homes on Sanibel Island built to the highest standards found on the barrier islands.
