The Tenant MUST complete an application and background check. 2. The central HVAC is set at a comfortable level. We ask that you not adjust the thermostat to below 76 degrees in the summer or above 70 degrees in the winter. If your adjustment beyond the listed temperatures causes a malfunction (freeze-over or overheating), you will be charged for the repair of the unit. 3. No pets are allowed. We support Tenants in need of a service animal. Service Animals cannot be left alone on the property, even if you have a container. The service animal must have a collar, harness, lease, or microchip with identifying owner information attached should it become lost. As part of the application, the tenant must send a photo of the service animal's rabies vaccine documentation (must be current throughout the Tenant's lease). Service animals must walk outside for bathroom needs. The Tenant is responsible for cleaning up defecations immediately. Indoor piddle pads are not allowed. Pest waste must be picked up, double bagged, thrown into the garbage can outside, and never brought into the house. Please be aware that fraudulent misrepresentation of a pet as a service animal is a federal crime under the Americans with Disabilities Act. Suppose it is discovered that a tenant has misrepresented a pet as a service animal. In that case, the landlord reserves the right to seek financial restitution, cancel the lease, and begin the eviction process to remove the tenant from the premises. The Tenant is always responsible for the behavior of the service animal. Should any damage occur, the Tenant is responsible for the cost of any cleaning, repairs, or replacements. 4. Smoking is strictly prohibited no smoking or vaping inside the residence. The Landlord does not permit smoking of any kind, anything at any time, inside the home. Any violations are subject to a cleaning and smoke remediation charge of a $2,000 minimum fee or even possible cancelation of your lease without a refund of the security deposit. 5. Smoking is permitted outside in designated areas only. All tenants must adhere to the no smoking inside the residence house rule. Do not throw cigarette butts on the ground, concrete, woods, or vegetation. Locate a cigarette disposal station. 6.. Tenants will not obstruct the neighbors' driveways, stairs, sidewalks, and inside the home the entryways and/or halls. No parking on the grass. 7.. The Tenants will not leave windows or doors open during inclement weather. 8. The Tenants will not obstruct or cover the windows or doors. Guests will not hang any laundry, clothing, sheets, etc., from any window, rail, an area in the home, or porch or balcony, nor air or dry any of same within any yard area or space. 9. Tenants will not change any locks or cause or permit any locks or hooks to be placed upon any door or window without the prior written consent of the Landlord. 10 Tenants will keep all bathrooms, sinks, toilets, and other water and plumbing sources free of debris. Guests will not discharge any sweepings, wipes, paper towels, towelettes, rubbish, sand, rags, ashes, feminine products, or other substances to be thrown or deposited into any sinks or toilets. 11. Garbage: Tenants will keep the home clean and free of garbage and pests. Tenants will deposit all trash, garbage, or dirt in the trash can on the house's front right side. Mondays are trash days and trash must be taken out to the trash can and placed the trash can on the street in front of the curb in front of the driveway. All trash is to be in trash bags prior to placing it in the trash can. No trash is allowed in the front or back yards. 12. The Tenant will adhere to the daily quiet-time schedule: 10:00 pm to 7:00 am. A tenant's family and guests shall not make or permit loud or improper noises or disturb neighbors in the immediate area. No loud music, noises, conversations, or any other activity that may interfere with the neighbor's ability to enjoy a safe and quiet dwelling. 13. The tenant must maintain the renter's insurance during the entire lease agreement period. The tenant must obtain the renter's insurance and a copy must be given to the landlord for record. Failure to maintain renter's insurance is a violation of the lease agreement. 14. Lawncare is the responsibility of the tenant. Landscaping must be maintained. Any code violation and/or sanction is the responsibility of the tenant. The tenant is responsible for any incurred fees. A Tenant will abide by and be bound by all rules and regulations affecting the Premises, which the Landlord may promulgate. VIOLATION OF HOUSE RULES will result in loss of security deposit: additional charges, or even immediate violation of the lease without refund of the security deposit. Tenants take full responsibility for accidents, injuries, or illnesses while on the premises or its facilities. By accepting the lease agreement, it is agreed that all tenants are expressing assuming the risk of any harm from their use of the premises.
