Rent and Payment Terms Monthly Rent: $1975 Due Date: Rent is due on the 1st of every month. Payment Methods: Accepted payment methods include bank transfer, check, or Venmo. Late Fees: A late fee of $50 will apply if rent is not received within 5 days of the due date. 3. Security Deposit The tenant shall pay a security deposit of $1975 upon signing the lease. This deposit is refundable, subject to the condition of the property and compliance with the terms of this lease. 4. Utilities The renter is responsible for all utilities not covered by the HOA. The landlord will provide a list of utilities and the providers the tenant must contact to set up service. 5. Notice of Termination A 60-day written notice is required before the tenant vacates the property at the end of the lease term or chooses not to renew. 6. Pet Policy Up to three (3) pets are permitted. A $100 non-refundable pet deposit per pet is required before move-in. Restrictions: Dogs larger than 50 pounds are not permitted. 7. Renter's Insurance The tenant is required to maintain renter's insurance for the duration of the lease. Proof of insurance must be provided prior to move-in. 8. Maintenance and Repairs The tenant is responsible for basic upkeep, such as replacing light bulbs and ensuring the property is clean and damage-free. The landlord is responsible for major repairs, including plumbing, HVAC, and structural issues. Maintenance issues must be reported promptly. 9. Entry and Access The landlord reserves the right to access the property with a minimum 24-hour notice for inspections, repairs, or showings. In emergencies, notice may not be required. 10. HOA Rules The tenant agrees to comply with all HOA rules and regulations. A copy of these rules will be provided before the lease start date. 11. Termination of Lease Early termination of the lease requires mutual agreement between the landlord and tenant, with applicable fees determined by the landlord.
