Second generation folks are buying up houses as they come available, so a 3rd generation of children are now growing up in the same neighborhood as their parents did, and the grandparents are right around the corner. Neighbors aren't nosy, but are very helpful in need and friendly. It's quiet; no through streets bring in fast traffic. People keep their houses and yards looking good. Ethnically mixed and age mixed provide lots of diversity. It's not fancy, but it's a great place to live.
