Key Terms and Conditions
1. Rent and Payment Terms
Monthly rent is $4500/mo, due on the 5th of each month.
A grace period is provided until the 10th of the month. Rent received after the 10th will incur a $200 late fee.

2. Deposit and Move-In Requirements
A security deposit of $4500 and the first month's rent are due at signing.
The security deposit will be held to cover any damages or unpaid rent and will be returned within 30 days of lease termination, less any deductions with a detailed explanation.

4. No Smoking Policy
Smoking of any kind is strictly prohibited inside the property, including the garage, patio, and yard areas. Violation of this rule will result in immediate forfeiture of the security deposit and may lead to eviction.
5. Occupancy
The property is to be occupied by the tenant(s) listed in the lease agreement only. Subletting or additional occupants require written approval from the landlord.
6. Maintenance and Repairs
The tenant is responsible for maintaining the property in good condition and reporting any damages or issues promptly.
The landlord will handle major repairs not caused by the tenant's actions, such as HVAC, plumbing, and electrical system malfunctions.
The tenant is responsible for minor maintenance, such as replacing light bulbs or batteries in smoke detectors.
7. Use of Amenities
The fully furnished home includes access to the gym & sauna in the garage and the theater room. Proper care must be taken when using these facilities.
Any damage to the amenities caused by the tenant or their guests will be deducted from the security deposit.
8. Pets

9. Termination and Renewal
This lease will automatically terminate at the end of the one-year term unless renewed in writing by both parties.
Early termination by the tenant requires a 30-day written notice and forfeiture of the security deposit unless otherwise agreed upon.

The tenant agrees to abide by all local, state, and federal laws while on the property.
Any illegal activity on the premises is grounds for immediate eviction.
11. Insurance
The landlord is not responsible for the tenant's personal belongings. Renters are encouraged to obtain renters' insurance for personal property protection.
12. Entry and Inspection
The landlord reserves the right to enter the property for inspections, repairs, or showings with at least 24-hour notice, except in emergencies.
