The property, inside and outside, is well maintained, complete with both towering cacti and lots of little amenities like our barbecue, bike shed and washer/dryer. This apartment is on the second floor and available immediately. We have three other apartments in the building; apartment #2 downstairs is scheduled to become available in September. Apartment Amenities - Master bedroom - Living room (could be a second bedroom) - Gourmet kitchen with granite countertops, stainless-steel appliances (oven, large refrigerator, microwave, dishwasher) and two walls of wood cabinets - Luxurious bathroom with shower, custom tile and bench (no bathtub) - Two separate entrances (front stairwell and rear parking lot, for each apartment) - Lots of storage inside apartment (and additional storage outside your apartment for a fee) This apartment is unique because it has an exclusive front balcony, overlooking the front "cactus garden." In addition, behind the building is another large balcony overlooking downtown San Jose (for the use of all tenants). Common-Area (Shared) Amenities - Inside the building: on-site laundry - Outside, on the property's grounds, are gated parking (behind building), a barbecue grill and patio, and an elevated sundeck - Outside, parking behind the building ($50/month additional fee; on-street parking is free) Location Our property is in downtown San Jose; within 5-10 minutes, you can walk to San Jose's bar and restaurant "SoFa" area, convention center, tech museum, SJSU. By car you need just one minute to reach 280 and 87 (a few minutes to 101, Caltrain, VTA light rail, and SJSU). Additional Features The property has these additional features: - proactive property manager and handyman - gated parking, accessible through remote control - surveillance cameras around property's exterior, for added protection - solar panels on roof (our property is "greener" than most, also because of our gardens) - fruit trees, many cacti, interesting gardens - many other amenities like bike parking area Explanation of Bedroom Situation According to a common definition, this apartment can be considered "two bedroom" as it has two rooms with closets, windows, separate doors. This is how it was advertised successfully for four years as an Airbnb rental, without any complaints. However, one room is better used as a living room than a bedroom. If both rooms are used as a bedroom, then the apartment doesn't have a living room. Given these possibilities, this apartment is advertised as a two-bedroom. When touring the property, you can view the layout and decide if it works for you. The unit's maximum occupancy is three people. Furnished Apartment Option The apartment is currently unfurnished. However, if you want to lease the apartment furnished, the furniture has an additional monthly rental fee of $200/month, including the following pieces: - king bed - coffee table - kitchen table and chairs - dressers for storage - one desk and leather desk chair - two large TVs - lamps - complete set of pots, pans, sharp knives, cutlery - crock pot, rice cooker, mixer, toaster and other appliances In short, our furnished apartment provides everything you might need for a comfortable if not luxurious living situation. The photos shown in this Zillow listing show the apartment's furniture. The apartment is currently unfurnished. (In September of 2024, we will also have an unfurnished, lovely apartment upstairs available in the same fourplex building, if this option interests you.) We appreciate your contacting us and scheduling a tour. Rent and Deposit Base rent is $2,300/month for the first month ($100 discount incentive for first month). One-year minimum lease preferred. Deposit: $2,300 (the base monthly rent). When signing the lease, you must pay $2,300 (deposit) plus $2,200 (first month's discounted rent), plus the fees for services that you elect (see below) Services - Who Pays What?
