You need to be able to move within 30 days. With a signed lease and a security deposit paid we can hold a property for up to 30 days max. If you are not ready now, but will be looking for a house in the future please email us back within 30 days before your move-in date and we will offer you properties that we have. FUNDS. Do you have first and last months rent available? You need to have first and last months rent available. If you don't have it now, please get back to us once you do. First months rent will be prorated on a daily basis (Rent/30*number of days that you are staying). YOUR HOUSING NEEDS. Can you stay for at least 2 years? We are looking for long term tenants and currently are not offering one year leases. If you don't like moving, we want you as a tenant! INCOME. What is your combined monthly household income and is it at least 3xRent? You need to add all the NET monthly income that household members recieve including salaries, Ssi, sec8, child support. As a rule of thumb you don't want to spend more than 1/3 of your households income on housing. We can only approve applicants that meet income requirements. WORK. Where do you work and for how long? Being able to show a good track record in the past is a huge plus. SECURITY DEPOSIT. How soon can you have security deposit based on your credit scores? If you don't know what your scores are at that's ok. Your security deposit will be based on your credit scores. The lower the scores will require the higher security deposit and vice versa. Here is a breakdown: 600=1*Rent, 550= 1.5*Rent, 500= 2*Rent. RENTAL PAST. How many landlords did you have in the last 5 years? How many times have you been late? Please tell us your last 5 years housing situation and we seen it all. Tenants with a more stable rental history are preferred, but all will be considered. HOUSEHOLD SETUP. How many adults, kids and pets are in your household? Eachproperty has a maximum occupancy load that is based on square footage of the bedrooms and is determined by the inspector. Pets are allowed on a case by case basis and if allowed will require $250 pet deposit and $25/mo pet rent. Small animals such as cats might qualify for 50% discount. SHOWINGS. If you want a showing, please send us a picture of your ID and we will give you a code to come and see it during daylight hours. Lockbox is on the front door, you would need to lock the house and scramble the code once done. We will not meet you in person. APPLICATION. Once you view it and if you would like us to send you an application then send us your email address and we will get it to you right away. It is $40, done all online, website is called MySmartMove.com and it is owned by TransUnion credit reporting company. Google and check it APPLICATION REVIEW. Once you do an application we will review the results, ask questions and then proceed with signing the lease. LEASE. Lease and any Crime Free addendums will be sent to your inbox via DocuSign. You will review, ask questions, then sign it. Once all parties sign then the PDF will be generated and we both will have a copy. We haven't done paper leases in over 3 years now. PAYMENT. Next you will receive tenants portal access on AppFolio. It will give you access via app or browser on any device. It will show your balance and will allow you to make payments or request maintenance 24/7. That's how you will pay your security deposit and any rent. Do don't handle AppFolio offers three methods of payments: (1) easiest and cheapest is setting up your checking account and leaving it on autopay; (2) cash deposits at any CVS, 7-11, Ace Cash Express locations at $3.99; (3) VISA/MC cards at 3%. UTILITIES. Would have to be switched into your name prior to occupancy. Note that some lienable utilities will stay in our name, on auto-pay and you will be billed for actual usage on your invoice. OCCUPANCY PERMITS. Municipalities that require permits will issue them directly to the tenant. OCCUPANCY/KEYS/MOVE-IN. That's your finish line. You get the keys and start moving in. Tenant pays for all utilities.
