    This 84 +/- acre farm is just a few miles south of the town of Chillicothe in Hardeman County, Texas, on the west side of Emerson Rd. where the Wanderers Creek bridge is. It is a mixed use property, with lots of potential for ranching, farming, and hunting. Originally, this property was developed as a pecan orchard, and it still has irrigation lines running all across it, with sprinkler heads and valves in place. The whole system is fed by an irrigation well with a 5 horsepower submersible pump, powered through public electric lines. Per the owner, it should be capable of producing 150 gpm of water; buyer is welcome to inspect the well and any other thing on this farm. When it was in use, it was capable of running four irrigation lines at a time. The pecan trees died during the drought several years ago, and the land was put into grass for cattle. The pecan orchard was originally planted in a 68 acre field north of the creek, and it has an 8' high fence around its perimeter for the purpose of keeping deer and other animals out of the orchard. This fence is mostly in good shape, but due to a heavy ice storm in 2016, it’s bent down along a few sections (see pictures). The land is currently being used to graze cattle in the 68 acre fenced off pasture on the north side. The irrigation well is now used to keep a large water trough full. A metal shed was built near the well too, to provide cover and shade for cattle. Across the creek on the south side is an 8 acre grass pasture that is not fenced. Some wooded groves along the creek provide nice scenery and some hunting for deer and hog. Wanderers Creek is a livewater stream that runs all year long due to natural springs. Property along this creek rarely comes available, so this is a unique opportunity! In addition, the farm offers a lot of depreciable assets, with the high fencing, shed, and irrigation well.
