Source of income may include, but is not limited to, pay stubs, employer verification, SSDI/SSI award letters, 6 months of bank statements, 2 years of tax returns if self-employed, Retirement distributions, etc. 3. No open bankruptcies accepted. 4. No applications accepted where any candidate has had an eviction within the past 5 years. 5. Negative rental history may be cause for an application decline for example: consistent late payments, money still owed to prior landlord, additional fees incurred. Requests to prior landlords may be made to verify rentability. 6. While a low credit score number does not automatically merit denial, applications may be denied where credit reports indicate financial delinquency. For example, debt collections, late payments on loans or credit cards, or current, ongoing financial debt may be disqualifications. 7. A criminal background check will be conducted. Certain criminal convictions will automatically merit denial of an application, including but not limited to: controlled substances offenses, sex-related offenses, violent offenses against person or property. Landlord may also deny an application based on the number of arrests, charges, or convictions.
