Rental screening criteria:
1. Income Requirements
Applicant(s) must have a combined gross monthly income of at least 3 times the rent amount.
Acceptable income verification includes:
Recent pay stubs (last 30 days)
Bank statements
Tax returns or W-2s
Proof of other income sources
2. Credit History
A credit check will be conducted for all adult applicants.
A minimum credit score of 600-650 is preferred, but all applications are evaluated holistically.
Negative factors such as recent evictions, bankruptcies, or accounts in collections may result in denial.
Applicants with no credit history will be considered with strong income and rental references.
3. Rental History
Positive rental history is required.
No evictions or unlawful detainers within the past 3 years.
Must provide contact information for current and prior landlords (if applicable).
References must reflect on-time payments, proper notice, and adherence to lease terms.
4. Criminal Background Check
A background check will be performed in accordance with Minnesota and local fair housing laws.
Convictions for certain violent crimes, property damage, or drug manufacturing/distribution may result in denial.
All criminal history is evaluated on a case-by-case basis, considering the nature, severity, and age of the offense.
5. Occupancy Limits
Occupancy must comply with local housing codes and is generally limited to 2 persons per bedroom.
