The master suite offers a comfortable queen-size bed and a private bathroom with a walk-in shower. The second bathroom includes a full-size bathtub and a small window that lets in natural light. A convenient powder room is located downstairs. Downstairs, the bright and open living area features skylights, a decorative fireplace, and a Smart TV with cable and Netflix. The newly remodeled kitchen is fully equipped with everything you need to cook and dine comfortably, and it opens to the dining area and living room. Private Patio Step outside to your private patio, where lush plants and grape vines create a serene and shaded atmosphere. Whether you're enjoying your morning coffee, reading a book, or sharing a meal, the patio is the perfect outdoor space. A heater is available for chilly evenings, and a fan helps keep things cool in the summer months. The plants are maintained by an automatic drip irrigation system that adjusts based on weather, so everything stays green and inviting with no effort from you. Sleeping Arrangements Master Bedroom: Queen-size bed with walk-in shower en-suite Second Bedroom: Twin bed that converts to a king Third Bedroom: Sofa bed that opens into a queen; this room also serves as a cozy library and a dedicated workspace Community & Location Guests have full access to the townhouse and the beautifully upgraded Newport Terrace amenities, including a heated swimming pool, a hot tub, a toddler pool, and a BBQ area. You'll receive a key for the pool area please note there is a $150 replacement fee if lost. We're located adjacent to Talbot and Canyon Parks and just steps from the scenic Santa Ana River Trail, perfect for hiking, biking, and nature walks. The Pacific Ocean is just a 15-minute bike ride away along the trail, or a quick drive to reach the iconic shores of Newport Beach, Huntington Beach, or Corona del Mar. Interaction with Guests Our local property manager is available 24/7 to assist with anything you need during your stay. A cleaning professional will stop by twice a month to tidy the home and check in. If you have any questions or requests, please reach out directly to the manager for prompt support. Please Note This is a quiet residential neighborhood. Out of respect for our neighbors, we ask guests to keep noise to a minimum, especially on the patio. Quiet hours begin at 10 PM, and the community is sensitive to sound. Every word spoken outdoors can carry, so please enjoy the space peacefully. We also ask guests not to engage with neighbors directly if anything comes up, our manager is happy to help. What Renters Should Know About the Lease Terms Lease Duration: Minimum stay is 30 days. Longer-term leases are welcome and may be eligible for a discounted monthly rate. Utilities: Water, trash, and internet are included in the rent. Electricity and gas are billed separately based on usage. Cleaning: A professional cleaning service visits once a month at no additional charge. If more frequent cleaning is needed, it can be arranged for a fee. Furnishings: The home is fully furnished, including kitchenware, linens, and a Smart TV with cable and Netflix. Pool Key: Guests will receive a key to the pool area. Please note there is a $150 replacement fee if the key is lost. Noise Policy: This is a quiet residential community. Quiet hours are strictly observed after 10 PM, especially on the patio. The HOA is very sensitive to noise. Parking: Designated carport parking is included, along with additional guest parking nearby. Street parking is not permitted. Pets: Pets are not allowed, unless specifically approved in advance. Smoking: Smoking is not permitted inside the home or on the patio.
