This home is the perfect sanctuary for your family's vacation. Located in a peaceful setting, the homes offers everything you could possible want in a luxury vacation rental. Walk to the beach, Fort William Park or to any of the restaurants, bakeries and gourmet food shops inn the area. For adventures by car, Two Lights State Park and Crescent Beach are a 10 minute drive. Alternatively, downtown Portland is a 5 five minute drive and offers a vibrant art scene, craft breweries and world class dining. Home is available from Saturday, July 8th - Saturday, August 5th. Description of Maid/Cleaning Service: Clean linens and towels will be provided weekly. Please leave used towels on the floor of bathrooms. At the end of your stay, please take all personal belongings and dispose of waste in the trash bins provided. A house cleaner can be provided to clean the home weekly for an additional charge of $100.00 per week TERMS CONFIRMATION AND FINAL PAYMENT: Upon receipt of this signed contract, and 50% rental and booking deposit (amounts shown on first page), a reservation is confirmed for the above referenced property, 11 Ledge Road, South Portland, Maine for the dates, number of people and primary occupants as stated above. Security deposit and Final Payment are strictly required 12 weeks prior to the first day of the rental period. CANCELLATION/REFUND POLICY: Cancellation made greater than 3 months prior to commencement of the rental is eligible for the 50% deposit to be refunded, less fees incurred, including (but not limited to) wiring, bank charges, and booking fees, provided that the property is rented at the same rate and is paid in full. Cancellation within 3 months of the rental date forfeits the 50% deposit. If the final payment is not received by 3 months prior to the commencement of the rental, it creates the presumption of cancellation, and renders the house available for rent to the first fully paid rental received for the date period specified herein. Under such circumstances, if the house is re-rented at the same rate (less any difference in rate, fees and charges mentioned above) the deposit would be refunded. Traveler's insurance is strongly suggested. CANCELLATION DUE TO COVID-19: Should a reservation have to be cancelled due to COVID-19, a booking can be rescheduled within 1 year of the original booking. Please note that rental rage may change if a different time period is selected and the Renter will be responsible for the difference. FORCE MAJEURE: In the event that the house is rendered unihabitable due to an act beyond the owner's control, such as fire, hurricane, flood, or any act of God, the full funds, less time occupied (if any), banking/wiring fees, will be refunded. CONDITIONS & AGREEMENT: I agree to take ordinary and customary good care of the property, it's furnishings, contents and equipment; and to insure likewise of the other persons, guests in my party, and guests that I invite onto the property. I agree to leave the premises in the same order and cleanliness as found. I agree to be responsible for any damage done to the house, property, and grounds or to any of its contents including breakage or removal by me, any member of my party, and/or guests. My signature below constitutes further understanding of an agreement to the following conditions of rental: Check in (4:00 PM)/Check Out (11:00 AM). Alternate arrangements for early/late drop off of luggage may be made in writing ahead of time with Property Manager but are the responsibility of the renter. Failure to vacate accordingly is cause for additional rent of $1,000.00 per hour or forfeiture of Security deposit unless there is written permission from the owners or their representative. Number of Occupants: By signing below, I agree that the number of occupants will not exceed that stipulated on contract. Occupancy in excess of contract constitutes a forfeiture of security deposit and or additional rental charges. No large events or parties (over 14 people) without having a signed agreement from the owners. No Pets or animals of any kind allowed. No Smoking of any substance in any form in the house, property and no use of the fireplaces. Use of the sauna is permitted, but renter assumes all liability for use, including any adverse health effects, damage to sauna, house, grounds and equipment. Liability & Indemnity: Use of any of the owner's property including but not limited to house, grounds, and equipment is undertaken at the renters' risk. The renters agree the owners will not be held liable for any loss, injury or death suffered by the renters or members of the renters' party or their guests while using any of the owner' property and fully indemnify and holds harmless the owners, its officers, directors, employees and agents against any and all loss, claims, costs, damages, expenses, legal fees and otherwise arising from such loss, injury or death. Drugs and Hazardous Materials: Guest and members of his/her party shall not sue or permit to be brought onto the premises any illegal substances, inflammable fluids, or other explosives or articles deemed to be hazardous to life, limb or property. Security: the house must be locked at all times when guests have departed the property. Access to the property: it is agreed that the Property Manager and/or scheduled service persons for the property shall have the right to enter the premises. The tenant affirms he/she is over 25 years of age and any person under 25 without a responsible adult present will not occupy the property. The property lease is intended for adults over the age of 25 and occupancy without an adult is cause for immediate eviction and the entire amount of rent and security/damage deposit will be forfeited. There shall be no subletting of any kind. All appliances and systems are in good working order. All attempts will be made to repair any problems that arise, but performance during tenancy is not guaranteed. It is the tenant's obligation to report any problems or damage immediately to Property Manager. In the event of power outages, I agree to hold the owner and agents harmless and will not seek any compensation or damages from them due those interruptions beyond the control of the owner. Eviction Policy: Tenants are subject to immediate eviction and removal from the rental property for the following infractions: smoking inside rental or premises, animals on the rental property, illegal activity or drugs, complaints of noise, loud music, foul language or otherwise disturbing the peace. The entire amount of rent and security/damage deposit fee will be forfeited if an eviction occurs. Cancellation and any request for changes to your reservation (such as date changes or changes in the number of persons) must be agreed in writing. No shows, late arrivals, decrease in number of persons, and early departures after arrival are non-refundable events.
