    What's special

You are looking at pictures of our home. We're located seven miles south of Collbran, Colorado and about 50 miles northeast of Grand Junction. The house is about 3,600 square feet and has gorgeous 360-degree views and abundant wildlife. We've seen wild bear, moose, elk, and deer; a game ranch sits right below us, so we also see everyday domestic elk, deer, buffalo, and an assortment of exotic animals. We've hunted from our back porch and driven our snowmobiles and ATVs directly up to the Grand Mesa. The home was originally constructed in 1994; we bought it in 1999. Since then, we have completely remodeled and expanded. We have five bedrooms, three bathrooms, two living/ family rooms, a mud room, a hobby room/ office, and a store room. We bought the kitchen appliances in 2006, about the same time we updated everything else in the house: cabinets, flooring, paint, vinyl windows, wood siding, and metal roofing. Especially beautiful, I think, is the beatle-kill aspen on the cathedral ceiling in the upstairs living room and kitchen island and the local moss rock behind the wood-burning stoves both upstairs and down. The washer and dryer are brand new. The house isn't fancy, but it's clean and comfortable. We don't smoke, and the pets only come in when the kids sneak them in. We have large decks on the north and south sides of the house; my favorite summer-time morning ritual is to sit on the front deck, drink coffee, and watch the game ranch animals below. In the evening, we sit on the back deck to watch the sun set or lay on the trampoline to watch the stars rise. We've traveled all over Colorado and the western United States and haven't found a place any more beautiful or tranquil than our own home. Our property includes a 28-foot x 36-foot garage built in 2008, a tack shed, a wood shed, and two covered structures for recreational vehicles. We have 42 acres which border 102 acres of BLM and deeded access to the Grand Mesa National Forest. We think the house is worth a million, and the views worth even more. But, we are asking $590,000 pending current appraisal (the last one was in 2009). Serious inquiries only. Please call for more information, directions, or a personal tour.
