Please read lease terms carefully. $1600/month rent due within the first 5 days of the month (pro-rated as necessary for partial months). A late fee will be added after the first 5 days in line with state law (max $160 - 10% of monthly rent). Partial payments will not be accepted. Written notifications for missed payments will be provided weekly. Failure to pay the complete outstanding balance in full within 30 days will result in immediate termination of the lease and loss of security deposit. Renter will also be asked, in-writing, to vacate the premises immediately. Upon signing the lease, both the security deposit ($1600) as well as the first month's rent (pro-rated as necessary) will be due. 12 month lease term. Shorter terms acceptable upon renewal. Renter will be responsible for all utilities (electric, water, trash, internet, cable, etc). Utility accounts under the owner's name will be shut off, so that the renter's account may instead take this responsibility for the duration of the lease. Renter will need to contact the relevant utility companies to begin service. Renter agrees to not sublet the property to additional occupants or re-list it anywhere including platforms allowing short-term or nightly stays (e.g. AirBnB). A maximum of 4 people will be allowed to reside at the property full-time. Only the people listed in the lease agreement will be allowed to reside at the property on a full-time basis. A maximum of 2 additional guests may be permitted to stay at the property for a maximum of 2 weeks per guest in a 3 month span. Credit check required. Income/employment verification required. Background check required. No smoking indoors. Reasonable cleanliness expected (including yard). Property to be inspected by owner once prior to lease renewal, expiration, or termination. Any major cleaning, outside of normal wear-and-tear, deemed necessary from this inspection will be deducted from the security deposit. Renter will not make any major alterations to the property (both design and structural) without written approval from the owner. Owner will handle major repair and restoration to provided appliances, infrastructure (HVAC, electrical, plumbing, etc), and overall structure of the property upon request and inspection. Renter is actually encouraged to report any of these major problems immediately to prevent further deterioration and possible adverse health effects to the occupants. Depending on the nature of the damage (normal wear-and-tear vs man-made), this may be deducted from the security deposit. Renter will be allowed to walk through (tour) the property at least once prior to signing the lease. By signing the lease, the renter is accepting the condition of the property as is. Renter should provide a full 2 months notice prior to the end of the lease agreement on their future decisions (renewing the lease or letting it expire). Owner will also provide this reminder. Owner reserves the right to not renew the lease for any reason. Upon graceful expiration of the lease, the security deposit will be returned. Any amount withheld to cover cleaning, repair, or unpaid rent will be provided in writing to the renter. For any violations to the above (excluding the matter of late/missed payments which follows a different model), the owner will provide to the renter, in-writing, the problem(s) to be addressed. The renter will then have 30 days to address the problem(s). For further non-compliance or violations after a 30 day period, the owner reserves the right to terminate the lease agreement with cause and reason, again provided in-writing, to the renter. The renter will then be asked to vacate the premises within 30 days without recovery of the security deposit.
