Rent Payment: The monthly rent shall be $4,150, payable on the 1st of each month. 3. Late Payment Fees: A late fee of $150 will be assessed if rent is not received by 12:00pm on the 3rd of the month. An additional fee of $100 per day will accrue for each day the rent remains unpaid after the 3rd of the month. 4. Security Deposit: A security deposit of $4,150 is required prior to occupancy. This deposit will be held as security for any damages beyond normal wear and tear and will be returned in accordance with Colorado law within 10 days after the termination of the lease. 5. Utilities: The tenant is responsible for the following utilities: Gas, Electricity, Internet, Cable & Water. The landlord is responsible for the following utilities: Sewer, Garbage, Recycling and HOA fees. 6. Maintenance and Repairs: The tenant is responsible for maintaining the property in a clean and sanitary condition and for reporting any maintenance issues to the landlord promptly. Tenant is responsible for snow removal of walkways and driveways in accordance with HRCA HOA Bylaws. The landlord is responsible for major repairs and maintenance, including plumbing, electrical & HVAC. 7. Pet Policy: 1 Small dog (less than 40 lbs) is allowed. Additional Fees will be assessed should any additional pets be discovered. 8. Occupancy: The property shall be occupied only by the individuals listed on this lease agreement. Subletting is prohibited. 9. Smoking Policy: No smoking allowed inside the property. 10. Alterations and Improvements: The tenant shall not make any alterations or improvements to the property without the landlord's written consent. 11. Lease Termination: Early termination of the lease may result in forfeiture of the security deposit and/or other penalties as outlined in the lease agreement. Upon lease expiration, the tenant shall vacate the property and return it in the same condition as when they took occupancy, excluding normal wear and tear. Landlord must give proper notice as required by Colorado law if they do not wish to renew the lease. 12. The house was professionally cleaned prior to renting. A professional deep cleaning will be required after moving out. Payment for this cleaning can either be made by the renter or taken out of the security deposit. 13. Renter shall follow all covenants outlined in the Highlands Ranch Community Association (HRCA) Governing Documents. Renter shall maintain the exterior lawn / yard and will also be responsible for maintaining the in ground irrigation (Sprinkler) system including protection from freezing.
