Viewing and Applying:
Each applicant 18 years of older must view the unit in person and show photo identification to leasing agent. Applicants must arrive on time for appointments. Please have a mask ready, even if fully vaccinated. Be courteous of current tenant's space and privacy during viewings. All rental applications will be processed in the order in which they are received.
Fees & Documentation:
Applicants must bring all items requested to the showing (photo ID), and be able to pay deposit and first month's rent upon signing. Each applicant must complete an online application and electronically pay the application fee. However an in-person paper application can be provided upon request, and will require a check paid in person. Additional time to complete applications will be honored when requested. Paper applications will also be processed by Alliance 2020. Applications will only be accepted by applicants who participate in a property viewing (virtual or in-person) and who provide proof of identity.
Pet Policy:
Pets (limit 2) are allowed provided that prior permission has been obtained, and all required documents have been signed by both parties. All pets must be properly licensed by the city of Seattle and must have a record of current immunizations. A refundable pet deposit is due upon residence of pets in the amount of $400.
Rental History:
Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from previous housing provider(s) unless it is their first rental for a minimum of 12 24 months, and have no prior evictions.
Income History:
Verification of steady employment/predictable source of income. Applicants should include 2 pay stubs and/or bank statements from the past 90 days with their application. Self-employed persons should provide bank statements for the last 2-3 months and signed tax returns for the last 1-2 years to show predictable income. Rent should not exceed 33% of gross income.
Credit History:
Credit score of 750 or higher. A guarantor may be needed if an applicant's credit history is lower or they have little to no credit history. An applicant may be declined if their credit history indicates high risk.
Criminal History:
In August 2017, the City of Seattle passed Fair Chance Housing legislation to help prevent unfair bias in housing against renters with a past criminal record.
