Rental History: Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from previous housing provider(s) unless it is their first rental for a minimum of 12 24 months, and have no prior evictions. Income History: Verification of steady employment/predictable source of income. Applicants should include 2 pay stubs and/or bank statements from the past 90 days with their application. Self-employed persons should provide bank statements for the last 2-3 months and signed tax returns for the last 1-2 years to show predictable income. Rent should not exceed 33% of gross income. Credit History: Credit score of 750 or higher. A guarantor may be needed if an applicant's credit history is lower or they have little to no credit history. An applicant may be declined if their credit history indicates high risk. Criminal History: In August 2017, the City of Seattle passed Fair Chance Housing legislation to help prevent unfair bias in housing against renters with a past criminal record.
