While photos show furnishings, this will be rented unfurnished. Landlords will live close by and have been a part of the neighborhood for over 6 years. Photos are staged representation, few upgrades/paint changes have been made since photos taken. Rental terms, rates, pet policy negotiable. Please feel free to inquire. Owner will pay water, gas, electric, and trash utility included in monthly rental amount at certain dollar allowance. If over-use becomes an issue, owner will request additional fee coverages/utilize security deposit. Internet service will be responsibility of tenant. Pets are negotiable but likely to incur a monthly fee. Size/breed restrictions to be discussed. Tenant will be responsible for lawn care/maintenance, interior and exterior will remain properly maintained and cleaned. Any damages to property are expected to be reported within 12 hours to owners. Owner will reserve the right to visit property as required, likely no less than 1x month, to inspect property to ensure maintenance levels are as expected. Tenants will be provided as much advanced notice as possible prior to owner arriving at property. Lease terms are negotiated prior to lease signing. Open to short term and long term leases. Preference will be given to qualified tenants for 12 month agreements. There will be absolutely no smoking inside the home, garage, or on the external porches. Security deposits will be one month rent. Max Occupancy: 6 persons. Tenants are expected to be respectful to property and community. As such tenants will agree to refrain from hosting large gatherings or parties that could result in noise complaints, property damage, or disruption to neighbors. Move in dates no earlier than 8/03/2025. Trash pick up will occur weekly 7AM on Thursday. Trash can to curb recommended Wednesday PM. Owner will notify tenant if any changes in pick up schedule. Credit check, income verification, background check and references all will be requested. Tenants must be able to park within driveway limits, no vehicles should be parked outside of driveway for extended periods of time.
