I take applications for free, call me to schedule a time to meet in person at the house. If you are a no-show then you are disqualified. Takes about 1 hour. I'm a smaller property manager so I focus on mainstream tenants, in other words, I avoid assisted living and daycare style tenants. If you are looking for a place to die then just keep looking. *Property Description* Renovated in 2019 and still going strong! I've had good, low-maintenance tenants since then. Deposit is same as monthly rent. Tenant pays all utilities, media, yard care, services in their name. House heats the air and water on Gas; Cools on electric (2 separate utility bills). Tankless gas water heater provides unlimited hot water, not instant but it is unlimited after about 1 minute of warming up. This is a non-smoking property. Small pets okay, (the small side at the dog park about 20 lbs or less and I will weigh it) Granite counter tops in kitchen, nicer than normal, but you break it you buy it. Washer and Dryer are included. House has an external walk-in unfinished basement with about 150 square feet of storage space not included in the square footage listed above. Single lane driveway only holds two cars with small carport for one small car. More than 2 cars might be a challenge. Not a fan of parking in the yard. I make appointments to meet you at the house, show it and fill out an application in person. Never send anyone a deposit without meeting them first. Never rent a house without seeing it first. Zillow applications are in addition to my application. Generally, I take applications from as many people as possible and then compare them to each other and select the best one in time for the start of the next month, if possible. I encourage you to apply to other listings simultaneously. And one more thing, there are developers building new houses behind this house along the highway. There will be some construction sounds going on during the day. There won't be traffic on the street, as the new units are being built directly off the highway and will back up to the backyard. I heard a rumor that there is something like +10k people PER DAY moving to TN right now, maybe more. A few years ago Uhaul released their annual report which shows where there trucks are coming from and ending up. TN was first in the country ahead of CA, TX and FL. Last year in 2025 TN was 4th. If you rent a truck going the same direction as everyone else its expensive, If you rent a truck going backwards its cheap because they have to balance their inventory. 8 out of the top 10 states are in this region. UPDATE SUNDAY THE 15TH THIS LISTING HAS AN OFFER ACCEPTED FOR THIS COMING WEEKEND. YOU CAN LEAVE A MESSAGE BUT I WILL ONLY REPLY IF PLANS CHAMGE BUT I DONT FORSEE THAT AT THIS TIME THANKS. If you call and ask me that, I will tell all my landlord friends to decline you. Monthly payments are made using Venmo. Not Cashapp. Minimum 1 year, 2 years preferred. Tenant pays all utilities and media services. YES, Washer and Dryer are included. Yard care not included in rent. Tenant will need to find a yard care company or do it themselves. After utilities, internet, cable, and yard care, the house will be more than $2,000/mo so if you want to be below that line you will need to keep looking. LAST, I do not insure you with my own personal insurance. You are required to get renter's insurance. I won't give you the keys until I have this in my hand. You must get the correct amount as well not just 100k. The house is listed at about $250k. My insurance covers natural disasters, but you still have to cover man-made accidents which includes fires. A year of insurance on a house this price will run around $900, I think.
