Details and highlights of the Property: 1. The road from Rt 3 is a private road, right of way. At the gate, the road becomes the right of way for Back Creek Lodge, INC (BCL)and Forestland Group (FG.) BCL owns to the left of the center line of the road and FG owns to the right of the centerline. The road is dirt/ gravel road and has troughs for water diversion. 4WH drive is a good option, but the road is in good shape. 2. BCL has reapplied for a Forest Management Plan. This is a big savings for property taxes. The Plan is good for 10 years. At present time, the plan is under review. If granted, BCL would like to transfer to the new owner. 3. Mineral rights. BCL will transfer any rights that they own with the property. They believe ~90 acres mineral rights not owned, 44 acres minerals owned. 4.
