    All new energy efficient windows were installed October 2021. Just outside Boone city limits, near Appelcart stop. Four bedrooms and additional sleeping room with no closet. Pay rent BEFORE first of the month and rent is reduced to $3,500 for the month. After the fifth of the month a fifteen per cent late fee (562.50) must be paid with the rent. Huge unfinished basement used by current tenants for their washer, dryer, bar, couches, etc. Pictures of this historic stone house are available via Google using the address. Tenants pay for fuel oil and are responsible for cost of restarting furnace if they allow it to run out. No smoking is allowed in the house. No pets are allowed and any violation of this policy will result in a daily fee for each pet found on the premises. Tenants must contract and pay for garbage removal or take it to the closest Watauga County refuse facility. Tenant is responsible for lawn maintenance. Landlord supplies well water and septic and maintains both. However, any plumbing blockages resulting or need to pump septic tank as a result of flushing any objects other than toilet paper will be the responsibility. All rent payments must be made by ZELLE and can be made 24/7 365days a year, Roommates may pay separately and their share is subject to the same discount or late fee based on the time of their Zelle payment on the pro rata share of the rent. Payments after the fifth of the month must include the late paying roommate's pro rata share of the late fee.While roommates may pay separately, each tenant is jointly and severally liable for the full amount of the rent and fees incurred by all tenants. In other words all tenants must ensure that all of their roommates pay or they will be responsible to pay for them. Parental guarantees are required for all students. Parking is limited to the designated area. absolutely no parking or driving on the grass.
