Occupancy & Restrictions Maximum of two approved tenants may occupy the residence. Only individuals listed on the lease are allowed to reside in the home. No illegal activities, or subletting are permitted without the Landlord's prior written consent. No pets allowed. No smoking, vaping or drug use is allowed inside the home or anywhere around the property perimeter. No manufacturing or dealing of drugs is allowed. Tenants are required to carry renters insurance throughout the duration of occupancy. Utilities & Services Tenants are responsible for all utilities, including: Power and gas (Xcel Energy) Wired fiber-optic internet Water Bi-monthly sewer service Trash collection Maintenance & Repairs Landlord will change out the air filter every 3 months with 24-hour notice. If a repair is needed, tenants must notify the landlord immediately. If a repair needs to occur from an at fault incident of the tenant, payments may be deducted out of the security deposit if the tenant is unable to pay for the repair itself. Parking The townhome includes a 1-car garage. Additional street parking is available in the neighborhood. Landlord Access The landlord will provide at least 24 hours' notice before entering the unit, unless it's an emergency.
