Owner not responsible for any falls/medical/injury issues of the tenants/guests/anything/anyone else. Rent payment must be on-time monthly failing which owner can access penalty and/or evict tenant from the property. No Pets allowed, No smoking of any kind and No drugs in the house. Tenants agree to maintain cordial and family environment. Repeated complaints from neighbors/HOA of any kind of nuisance results in immediate eviction. All HOA enforced rules must be followed without fail.
