This beautiful furnished home with many upgrades was constructed in 2007 and has been meticulously maintained. It's located in the center of Meridian (Linder and Ustick), with an easy to maintain gated side yard, a large 2 car garage, 4 great size bedrooms along with a 5th room that can be used as a bedroom or office. It has a full bathroom upstairs, a full bath downstairs in the master and a half bath for guests downstairs.
For the first month, we will cover up to $100 of your monthly electricity bill, up to $100 of your monthly gas bill, and we will pay the water/sewer/trash/internet. All HOA Fees are included in the rent. We have a no pet policy. Also, this is a non-smoking (including vaping) property.
There is a $30.00 application fee per applicant 18 years of age and older.
The community pool access is also included and located just across the street and is open from June until September. The park and playground is across the street with walking paths. Settlers Park across Ustick and about a 5 minute walk. Tulley Park is a 10 minute walk and has a skate park.
Tenant names -
Every adult who lives in the rental unit, including both members of a married or unmarried couple, should be named as tenants and sign the lease or rental agreement.
Limits on occupancy -
The rental unit is the residence of only the tenants who have signed the lease and their minor children.
Lease terms -
This is a fixed-term lease with a minimum stay of 3 months.
Rent due date and payment methods -
Rent will be paid monthly by the first of the month. We will accept checks, Venmo, Cashapp or direct deposit. If rent is not paid before the 10th of the month, it's a $50 additional fee per incident. If a check bounces, it will be an additional $50 fee per incident.
Security Deposit -
A $1250 security deposit is required. You will receive the security deposit back (minus documented damages and invoices) within 21 days of receiving your 30-day notice of vacating the property. We are not going to take any money out of the security deposit unless there's been a great deal of damage. We will not take out money for cleaning floors as we are assuming the vacating renters will fully clean (including but not limited to; wood floors, carpets, counters, sink, fridge, bathrooms including showers and toilets) the rental before departing the property.
Pet Policy -
No pets allowed in the house or on the property.
Repairs and Maintenance -
The renter is responsible to keep the rental premises clean and sanitary and will pay for any abuse or neglect. We will take pictures before and after to ensure complete accuracy.
The renter is responsible for notifying us if there are any defective or dangerous conditions in or on the rental property. Text us or email us at the contact information provided. We will work with you quickly to resolve the issue.
Entry and access to rental the property -
We will not show up randomly. If we show up, it will be because the tenant has asked us to stop by and perform maintenance or assess a situation initiated by the tenant.
Restrictions on renter illegal activity -
We prohibit all disruptive behavior such as excessive noise, smoking, vaping, or drug dealing in the house or on the property. Any renters that violate this policy will be removed from the premises by law enforcement and all security deposits will be relinquished.
Other restrictions -
The renter will not paint the walls or make any modifications to the property. If hanging up decorations, these holes will be filled by the renter before their departure. We will take care of painting over those filled holes.
Please provide a written 30-day notice before vacating the property.
Parking is available in the garage and one car allowed in front of the house. Please do not block the mailbox or park in any grass.
No subletting allowed. If you want a roommate, their name will need to be added to the lease agreement. This is to protect the renter and us.
We have the right to change the monthly rent charge after the lease agreement has been fulfilled.
If you wish to end your lease agreement early, Idaho requires at least a one month's written notice. If you would like to end your lease before the end of the lease agreement, please contact us and we will work with you for whatever reason you need to end your lease agreement. If the reason does not fall in the state laws, we will require at least 2 months' rent and a forfeiture of half of your security deposit.
