    This is a new property built in April of 2022 and came with all new appliances (refrigerator, microwave, oven, dishwasher) and AC/heating. Kitchen has granite countertops and an island. A washer/dryer is available in-house for residents' use. However, this can be removed if residents want to install their own washer/dryer. It's located less than 2 miles from Grand Mountain School (Grades PK-8), a 10 minute drive to Peterson Space Force Base, and 15 minute drive to Schriever Space Force Base. There are no neighbors directly behind the property and the backyard offers a clear view of Pikes Peak. Three bedrooms and two bathrooms are located on the second floor. The half-bathroom located on the first floor sits adjacent to the living room. There's a crawl space underneath the house for additional storage. 1. Additional Occupant $200 Monthly Fee- Each person added to the lease beyond three (3) total occupants will incur a monthly $200 fee in addition to rent payment. 2. Washing machine / dryer are not provided by Landlord. Tenant understands and agrees that if washing machine and/or dryer are left in the home by Landlord, it is for their use as a convenience and is not a requirement of the Landlord. Landlord will not make repairs to machines in the event they fail. 3. Tenant understands commercial vehicles are prohibited from being parked on the driveway. 4. Trash service is free of charge to residents. 5. Tenant shall keep furnace set to no less than 65 degrees. 6. Other than their pets, tenant(s) shall not be allowed to have or bring, even temporarily, any animal (including mammals, reptiles, birds, fish, rodents, or insects) anywhere in the premises at any time, except by prior written consent of the Landlord. 7. Tenant is required to return the premises in a professionally cleaned standard, using professional cleaners. Tenant shall have the premises professionally deep cleaned and all carpets professional steam cleaned. Tenant must provide Landlord with a receipt indicating this work has been completed within two (2) days of Lease End Date or within two (2) days of Tenant surrendering possession of the premises, whichever occurs first. Failure to provide such receipt within the time indicated will authorize Landlord to have the premises and/or carpet professionally steam cleaned, and all costs incurred for such cleaning shall be charged to Tenant. 8. Only those listed as tenants on this lease document are allowed to occupy the home with the exception of casual visitors*. Any additional occupants must apply, be approved, and added to the lease. *Casual visitors are those who remain overnight for seven (7) or less consecutive nights. 9. Rent and any charged fees must be paid in full as one lump sum from a single tenant. Payments due to landlord shall not be split into multiple occurrences, except by prior written consent of the Landlord. It is the responsibility of the tenant(s) to determine which tenant will send full payments to the landlord. 10. Joint and Several Liability - Each person on the lease is held equally responsible for any violations and all lease terms, fees, and rent. Tenants are jointly and severally liable for paying the rent and fulfilling the terms and conditions of the lease agreement. If one tenant chooses to terminate the lease early, any tenant(s) remaining as an occupant will be solely responsible for all remaining monthly rent until the end of the lease term. 11. Resident must transfer utilities to the name of Resident on or before the move-in date and remains responsible for all utilities throughout the term of the Lease. Resident shall be assessed a utility transfer fee of $100.00 per utility which is not transferred to Resident's name by date of move-in or is removed from Resident's name before the end of this Lease. 12. Tenant shall repay any Lease Concessions and shall be liable to Landlord for a lease break fee if for any reason, other than SCRA Military Clause or Domestic Violence as outlined in 38-12-402, prior to the end of the Lease Term, any extension, or renewal, Tenant vacates the Premises for any reason without fully performing all Lease covenants including Tenant's covenant to pay all rent due under the Lease (hereinafter "Lease Break Event") for any term, extension, or renewal other than a term for month-to-month. Upon the occurrence of a Lease Break Event, Tenant shall pay Landlord a lease break fee in the amount of TWO MONTHS' BASE RENT. Tenant shall pay and otherwise be liable to Landlord for the lease break fee upon the occurrence of a Lease Break Event regardless of the circumstances which Tenant vacates including but not limited to voluntary surrender, at the request of Landlord as the result of Tenant's default under the Lease, as the result of an eviction or forcible detainer proceeding or otherwise. Tenant agrees that the lease break fee is a liquidated damage amount agreed to by Tenant in consideration of, among other things, Landlord's waiver to seek from Tenant future rent for the entire amount of any uncompleted rental term, plus reletting related fees, costs, and expenses in the event of Tenant's default. If a Lease Break Event occurs, Tenant and Landlord intend and agree to fix and liquidate Tenant's liability for future rent and re-letting damages. For the reasons stated and because the re-renting of the Premises after Tenant breaks this lease cannot be determined with any certainty, Tenant agrees that the lease break fee agreed to be paid by Tenant upon the occurrence of a Lease Break Event represents a fair amount and method to allocate the numerous risks and liabilities regarding future rent and re-letting damages between Tenant and Landlord. Tenant agrees the lease break fee only relieves Tenant from liability for the future payment of base monthly rent and re-letting related costs and expenses. Tenant's agreement to pay the lease break fee and repay any concessions, or Tenant's actual payment of the lease break fee and repayment of any concessions shall not under any circumstances release Tenant for any liability to Landlord under this Lease for any other charges or amounts due under the Lease, including but not limited to unpaid utilities, cleaning charges, or any physical damages to the Premises, and Tenant shall at all times remain liable for said amounts or any other breaches of the Lease. Landlord shall retain all remedies for Tenant's breaches and other non-compliance with the Lease. Tenant shall not be released from liability on this Agreement for any reason whatsoever unless specifically released by Landlord in writing. 13. No smoking inside the house.
