General
* Tenant is responsible for Internet, Water & Sewer, Electricity, Heating Oil** Open to discuss Landlord managing heating oil monthly subscription.
* Renters Insurance - Tenant is required to maintain minimum of $100,000 liability coverage and list Owner/Agent as Interested Party.

Occupancy / Subleasing
* Occupancy may not exceed 5 people, including minors/children of adults. All occupants must have signed the original lease agreement unless approved by Owner.
* Tenants are not allowed to sublease any of the premises to another party without the prior written consent of Owner.
House Care / Repairs / Maintenance
* Owner to provide monthly lawn service
* Tenant Responsibilities:
* Maintaining the yard & garden including removal of seasonal leafs and debris
* Preventing mold and pest infestations
* Removing trash from the property
* Oil Furnace - The house utilizes an oil furnace for the primary heat source. Oil to be supplied/purchased by tenant from Carson Oil either in bulk or on a monthly delivery subscription. Running the furnace on empty will damage or destroy the furnace, Tenant is required to maintain a base level of 25 gallons at all times.
* Ductless Heat Pump - Tenant to maintain and clean ductless heat pump filter (requires light wash in sink)
* Dehumidifier - Tenant to run a dehumidifier in the basement at all times. Unit to be provided by landlord.
Alterations
* Structural and Cosmetic alterations prohibited. Any alteration constitutes grounds for terminating the lease agreement.
* Wall and ceiling and floor paint prohibited.
* Tenant may hang artwork on walls, nailed or screwed directly into a stud. Tenant may not hang artwork on or penetrate the north wall of the main floor west side bedroom (back right).
Disruptive Behavior & Illegal Activities
* Excessive noise, either during the day or night is strictly prohibited
* Illegal activities, for example dealing drugs are prohibited
* Disruptive Behavior & Illegal Activities constitute grounds for terminating the lease agreement
Owner Entry
* Owner must give tenants at least 24 hours' notice before entering, either in writing or verbally. This notice can be given by phone, text, email, or in person.
* Time of day: Owner must enter during a reasonable time of day.
* Reason: Owner can only enter for a legitimate reason, such as:
* Inspecting the property
* Making repairs, decorations, or improvements
* Providing services
* Performing yard maintenance
* Showing the property to potential buyers, renters, workers, or contractors
Oregon law also requires renters to take responsibility for their rental. Renters are required by law to do the following:
* Use all parts of the rented space in a reasonable way and for the purposes they were designed and intended.
* Keep all areas within the renter's control clean and free from any buildup of garbage, junk, or other dirty or unsanitary items.
* Keep all areas within the renter's control free from anything that could lead to rats, mice, roaches, or other infestations.
* This generally means to keep kitchen areas clean, keep food enclosed in containers, and make sure garbage and trash doesn't build up.
* This can also mean that a renter must take care not to bring anything into the rental that could be infested with bedbugs (or other pests such as fleas, roaches, rats, or mice). Be aware that if you bring in used furniture, clothing, or other items that turn out to be infested with bedbugs, your landlord may require you to pay the costs of extermination.
* Keep plumbing fixtures sinks, toilets, showers, bathtubs as clean as possible. Use all appliances in a reasonable way and take care not to damage them.
* Test smoke detectors and/ or carbon monoxide detectors once a month. It's the renter's responsibility to change the batteries on the smoke detectors. Do not remove or tamper with a smoke alarm, smoke detector or carbon monoxide alarm.
* Renters may not deliberately (on purpose) or negligently (carelessly) destroy, deface, damage, impair or remove any part of the rental or allow any other person to do so.
