Landlord pays for water and sewage. Tenants are responsible for gas and electric. Dishwasher will not be installed at move-in date, but will be provided, installed and maintained by landlord. No smoking allowed whatsoever. First month rent is due 11/28 and payment must be made prior to any individuals entering the premises. First two months will be an exception at $1,000.00 due each, then $1,100 per month in accordance to the lease thereafter. No deposit is being held. Tenants are responsible for all damage outside of ordinary wear and tear. Any permanent installations, repairs, updates, or cosmetic upgrades performed by the tenants become the property of the landlord. Any changes or modifications to the unit must be approved by the landlord beforehand. Tenants are only entitled to the left most (if facing garage doors directly), third garage bay and must park in the bay for the duration of the lease. Tenants are not allowed to obstruct other bays with vehicles or objects unless given prior approval by landlord. All concrete pads and additional parking spaces are for general use, and must not be used by tenants for personal parking unless given prior approval by landlord. Tenants must also not have more than two cats, one rabbit, one fish tank, and one reptile tank in unit. No other animals will be permitted or allowed by landlord. Tenants are not to touch electrical systems, water systems, or HVAC systems unless there is an emergency or prior approval is given by landlord. Violation of any of these terms will result in lease termination and potential eviction.
