Now SOLD AS OF JUNE 7, 2018.
1060 Miami Way has been our home since July 1972. The published 1473 sq.ft. of this tri-level does not include the 7' storage basement I excavated out of the crawl space under the main level. The “basement” shown on some records is the family room at the entry level. It has a 3'x6' daylight window into the back yard.
The roof is premium with new sheathing, 100% ice and water shield, and Owens Corning's best shingles (Duration Storm) with very good details. The furnace is what was York's best a few years ago (closed combustion 95%); the water heater is but 10 years old and is a 50 gallon power vent model sold by Sears. We really like our wonderfully comfortable and very economic roof-mounted evaporative cooler. We added about 16" to 20" of blown fiberglass in the attic.
Floors are all hardwood with engineered Kahr's Walnut Philadelphia in the Kitchen, Bella Acacia in the entry and family room, and just refinished original oak in the bedrooms and original oak stained to complement the walnut in the living/dining area. Bathrooms have new tile floors.
The kitchen was remodeled 10 years ago with custom cabinets with mixed cherry doors and drawers. Windows are triple pane vinyl by Accent Windows which are very quiet and warm. The garage window is still the original aluminum single pane window. The back yard is fenced and includes a outbuilding we called a playhouse as our four now adult children were all girls. We have four large trees and four crab apple trees and plenty of flowers. Both the front and back doors are insulated and triple glazed with stained or beveled glass in the middle.
The yard has an automatic irrigation system with drippers in the flower beds and along the north fence. The yard is one of the best looking on the street.
The low Zestimate on our home concerns us and may concern you, but compare it with 1030 Miami's Zestimate of $777k which is a reverse plan of the SAME house without any improvements other than a decent but not a premium roof. 1030 an off-market rental home.
