We are a down-to-earth couple in our 30's who have recently converted the entire first floor of our beautiful Mediterranean-style home into a pet-friendly, in-law rental unit, and we are looking for a responsible tenant to call this their home. The unit will be ready for move-in on April 1, 2021 (possibly earlier if needed). Specifications and details are listed below: THE BASICS: This is a pet-friendly 2 bedroom 1 bathroom in-law unit, located on the first floor of a beautiful Mediterranean-style home. Our home is located in the safe Amador neighborhood of Vallejo and we plan to keep it that way. Tenant(s) will have their own private entrance, in-unit washer and dryer, remodeled yard, 2 bedrooms, 1 bathroom, living room, and kitchen, with plenty of available street parking close to the house. Utilities including gas, electricity, water, sewage, and trash are included in the rental price. The tenant will have their own trash/recycling bin that will be stored inside of the rental yard. NEARBY ATTRACTIONS: A 6-minute drive from the ferry terminal and historic Mare Island/Napa River waterfront, where you can enjoy a walk or bike ride by the water, food, and beverages at our local breweries, or a scenic ferry ride to San Francisco. 13-minute drive to the scenic city of Napa 6-minute drive to Six Flags Discovery Kingdom 6-minute drive to the Gateway Plaza where you can wind down at a Starbux, or enjoy a multitude of stores, restaurants, and movie theaters Within walking distance to Vallejo High School and a quick drive to other schools including Cal Maritime 1-hour drive to beautiful Lake Berryessa Conveniently located next to Interstate 80, 680, and 780, and Highways 29 and 27. DETAILS AND SPECIFICATIONS OF THE UNIT: Tenant(s) will access their home through their own private gated entry underneath an alluring and fragrant jasmine plant. Once through the gate, the tenant(s) will pass by their newly renovated yard where they can enjoy the outdoors, BBQ, plant a garden, or watch their furry friends play. Tenant(s) will enter their private sliding door into their cozy living room where they can enjoy the warmth of an electric heater fireplace. The staircase has been capped at the top and filled with acoustic sound-reducing panels for privacy and separation. Just down the hall, the tenant(s) will have access to an in-unit, stacked washer, and dryer. Continue further down the hallway to a charming little bathroom with a sink, toilet, and corner shower. The smaller bedroom window looks out to the tall Redwood tree in the tenants' yard and the other is frosted for total privacy from the landlord's yard. The larger room consists of two windows that look out to the landlord's backyard but is also frosted for complete privacy, and the larger window looks out to the south side of the house where the tenant(s) can enjoy ample sunlight, views of rose bushes and a prickly pear cactus. From there, the tenant(s) can enjoy their newly installed kitchen, which includes a full-size refrigerator, gas oven with a hood range, sink, brand new cabinets, new flooring and paint, and track lighting. Besides the kitchen and the laundry room, the rest of the unit is lined with clean carpeting. The total square footage of the unit is 773 square feet plus a 580 square foot yard. APPLICANT INFO: All adult applicants will undergo a screening process which will consist of a background check, credit history check, and eviction history check. The third-party vendor's fee is $29.95 (application, background, and credit) + $4.99 (eviction history check). Felons or applicants with an extensive criminal history will not be considered. PET FRIENDLY: We are not a believer in pet rent. However, there will be a $500 deposit for each pet. No breed restrictions; however, animals may not be noisy, dangerous, or ill-tempered. This may be subject to a pet meet. RENT DETAILS The rent is $1,850 and will be due on the 1st of every month. RENT IS ALL INCLUSIVE; includes all utilities (gas, electricity, water, trash, and sewer). Tenants are responsible for their own internet/cable services if desired. Total due upon move-in is $3,700: 1st-month rent plus an $1,850 security deposit (add a $500 pet deposit per pet if applicable). The in-law will be available for move-in on March 15, 2021.
