Tenant agrees to participate in the composting and recycling of this home: food and yard waste, paper, cardboard, plastic, soda pop cans, etc. We also have Ridwell which allows us to recycle other items that the City of Seattle does not recycle. You're welcome to use this service we pay for! 2. Tenant will pay their share of water, electric and gas bills. Documentation shall be provided if requested by tenant. Al bills split between five ways: homeowner couple, apartment dweller and two people living at cottage on property. 3. Recycling and composting reduce waste. Tenant agrees to keep weekly garbage to fit into the one medium-sized household garbage pail shared with homeowners. If Tenant has additional garbage they agree to pay the associated excess garbage fees. If Tenant fails to alert homeowners to additional garbage volume or fails to pay the excess garbage fees, all subsequent weeks Tenant will be responsible for their own waste removal. 4. If Tenant has a guest living at 10556 3rd Ave NW for two weeks or longer, there will be an additional $200 due on the 1st of the next month's rental. 5. This rental includes exclusive use of the basement bedroom and closet, bathroom, laundry room and sink and kitchen/living room. 6. Since the furnace is located in Tenant's rental behind the bedroom, homeowners will request access to check on or service the furnace as needed to keep the house warm. Homeowners will respect Tenant's privacy at all times. 7. The shelf and coat rack before the basement door as is the space beneath the mirror will be for Tenant's exclusive use. 8. Tenant's belongings shall not be stored in the garage other than in the spaces already mentioned. 9. Tenant will clear the pathway to the apartment entranceway of leaves and detritus the first week of each month (homeowners have a broom or blower that could be used for this). 10. If Tenant chooses to have a bicycle, a space in the garage/storage space will be made available for this. 11. The home's front yard including the firepit area and sit space will be shared, in an advance agreement with the homeowners. 12. Tenant and/or visitors will not smoke cigarettes in our home or on the premises. If smoking is done, it will be done 25 feet from the door outside the basement entrance. 13. The outside entry way of the north basement door including the driveway will be Tenant's entrance to the apartment. This space is for Tenant's to beautify or not as they choose.
