The large remodeling effort resulted in a few walls being removed to provide a beautiful open floor plan for the kitchen, dining room and living room. All the original millwork (doors, baseboard, and window casing) was replaced with new solid-core interior and exterior doors and all new colonial profile baseboard and casing. Additionally, new electrical circuits, upgraded lighting, and all new switches and outlets were installed. From a plumbing perspective the house has been completely repiped with PEX and a PEX Manifold for ultimate control of each plumbing location. The new open floor plan provides a peninsula kitchen with all new cabinetry and quartz countertops. A second appliance circuit was installed to power all your kitchen needs. In-ceiling Can, pendent lights, and under-cabinet LED lights help to illuminate the beautiful new cabinets, countertops and thick gauged deep sink. The new HVAC system was installed 3 years ago and the air-handling unit has been relocated from the kitchen area into the attic. The compact washer and dryer being removed and a new fullsize Front-loading Washer and Dryer being installed in the garage. The extra space that was reclaimed has become an extension of the kitchen with additional cabinetry that includes pull-out shelving and dual trash bins. New larger double-pane windows have been installed in the kitchen and dining room. The kitchen, dining room, powder room and hallway floors were upgraded to large format porcelain plank tiles. These tiles were installed on-top of a ¼” layer of ShurPly and ½” of concreate board. The living room flooring was also upgraded with an additional layer of ¾” subfloor to provide a seemless transition from the plank tile. A new large ceiling fan was installed in the living room. The powder room was completely renovated with new Kohler pedestal sink and toilet and a new exhaust fan. The custom paint includes painting of ceilings and walls with the same color, this provides newer modern look. A new hot water heater with a convenient shutoff switch and an expansion tank was installed. A new exterior flood light was installed to illuminate the entire back yard. New exterior outlets were also installed. All work was permitted and inspected. The Master Bath has been converted to a beautiful large walkin shower and a glass door / enclosure. The crawlspace is one of the most important but overlooked aspect of any shore house. First, this house is located on a high point of the street and the rain / flood waters have never come beyond the bottom of the driveway in the 5 years that we have owned the home. Second, many tons of crushed concrete was installed in the crawlspace to bring the crawlspace floor up to the exterior elevation level. A new elevation survey was done it enable the most inexpensive flood insurance to be obtained. Third, new crawlspace vents were installed within 12” of the exterior elevation and the old vent locations concreted over. Smart Vents were installed in each of the 7 new vent locations. The raising of the crawlspace floor helps keep this crawlspace dry when many of the surrounding homes take in water, as storm water finds its way to the below grade crawlspaces. Additionally, the crawlspace and exterior of the home have been preventively treated for termites. The front yard includes a new walkway, retaining wall, and garden area created with EP Henry Pavers. Additionally, a French drain was installed along the side of the driveway and down the sidewalk with an ammeter valve at the end of the run. Five tons of additional white stone as installed in the front and back yards.
