    What's special

After 39 years we have decided to sell our duplex at 103-105 Hayward St. The Five Sisters is a very desirable Burlington neighborhood. Quiet, low-crime, family-oriented, with one of the City's most beautiful public parks at the end of the street, and the vibrant Howard Street/Pine Street/South End art community right around the corner. This home is an up and down duplex, and both units are a 2 bedroom and 1 bath per unit. The top floor is the owners unit, with extensive updates over the years. The entire house has new Anderson windows and the entire electrical system has been redone, from the street pole to the attic, everything is new and approved by the City of Burlington. We have also preserved the best of the old. Original hardwood floors and original unpainted Douglas Fir trim in both units (down-stairs unit floors need re-finishing). We are aware that she needs some love, but she is a diamond! From an investment perspective: The home sits on a double lot. One option would be to tear the house down, build on one lot and sell the second one. Re-build the garage as a studio apartment creating a tri-plex. The City's new ordinance to create more affordable housing would allow two additional units to be placed on this property, either added on to the existing structure or as stand alone units, potentially creating a four-plex. From a WOW, does this house have potential perspective: There is a view of the lake from the second-floor kitchen window. Imagine the view from the third floor if a dormer and balcony were added and the walk-up attic were transformed into a master-suite. Or without adding a dormer, the access to the attic could be moved to the living room side and it could be opened up to create a loft-type space on the third floor and a faulted ceiling over the living room. This would create a lot of additional living space without a huge expense. The garage could be re-built with a second story attached to the second floor which could become a new living room. The current living room could be turned into an additional bedroom. We are selling the home ourselves and our asking price is $849,900 and we are showing the home by appointment ONLY and with bank pre-approval letters. I can be contacted by email at rploof@mtb.com OR my cell phone, 802-343-8200. I am willing to co-operate with anyone that has a certified buyer. FYI, I was a Realtor for almost 8 years, and I have been a Mortgage Loan Officer for over 33 years. Thank you,
