New England Cape built in early to mid 1800's. Wood flooring throughout older part of house, which has been updated over the years with modern conveniences but still has the rustic nature of a house built by an old farmer in the 19th century. House includes an addition that was built in 2011 which includes a full basement, first floor mother-in-law apartment, and master bedroom and bath on second floor. The third floor of the addition is a home office and is accessed from the master bedroom on the second floor. Heat in the new addition is hot water baseboard, and heat in the older section is currently wood stove. Outside of the home, there is a barn with 4 stalls, tack room and loft for storing hay. In the back of the property is a pond that has been landscaped with natural rocks and a small waterfall. The property was originally part of a larger farm and the original rock walls remain around portions of the boundary, including a double rock wall lane back to the pond. The 1860's Beers Atlas shows that this home was a series of homes clustered in a small village referred to as "Newcombville", and if you have an hour to spend having a coffee and a pastry at the Barnard General Store, you can listen to the stories of the area from the locals. Across Route 12 from the house once stood a mill on Locust Creek - a holdover from the days when VT was primarily a place for sheep and dairy farms and mills were abundant on many waterways for lumber and wool production.
