Long Term Rental Policies We do prequalify our potential renters before showing them properties. We can prequalify you in your choice of 1 of the 3 ways below: 1. Fill out, pay for and have us run a credit application. 2. Bring in a current (within the past 3 months) EQUIFAX credit report.3. Have rented a house with our company, and be in good standing within the past 6 months. Before signing a lease we do run our own credit reports through Equifax and credit worthiness is based on this report, so before we begin to look let's get this part out of the way, is there anything that you feel may disqualify you when we run this report? Requirements for renting a property with CB Sales & Rentals, Inc. 1. The person(s) applying for the unit MUST occupy the house being applied for. We do not allow co-signers 2. The person(s) applying to rent the proprerty must have valid employment. We DO NOT accept 100% government funds. The employment may be subject to verification with copies of tax returns. 3. The person(s) applying to rent the property must have satisfactory credit, over the past 7 years. We understand occasional problems, but we are looking for trends, as a whole. The way we gague, if you tend to pay other people, you will probably pay us. If you do not tend to pay other people, you will probably not pay us. 4. We look at the most recent credit most carefully as it indicates the applicant's present financial situation. All long term rentals require an application which includes a credit check. We determine our ability to rent to a potential tenant based on the information on the credit report. All long term rentals require a 12 month lease unless otherwise stated. We require a security deposit equal to first full month's rent with good credit. 2 month's deposit may be required for marginal credit. If a home allows pets, there is a non-refundable pet fee of $200/pet as well as $10/pet/month pet rent. Each home requires a $150 non-refundable cleaning fee. The home is cleaned before you move in and after your lease terminates. See lease package for details. Payments Rent is due in FULL by the 1st day of every month. We do allow a 5 day grace period. We DO NOT accept partial payments. A $50 late fee is charged on ALL rent payments not received by 9:00am on the 6th calendar day of the month. On the 6th of the month, if no payment has been made, a 5 day "Pay or Quit" notice will be mailed to your address on file. You have until 9:00am on the 11th to pay your rent in full including the late fee of $50. On the 11th day of the month, if no payment has been made, we will submit an "Unlawful Detainer" to the Bedford County/Franklin County General District Court and mail you a certified copy of this form which will include the time and date of your court hearing. You will be responsible for the cost of the certified mail, court costs, as well as the unpaid rent and late fee ($50) . If you have not paid all outstanding fees by the time of your court date, we will request a judgement and immediate possession of the unit from the judge. If payment is made by the time of your court date, it is at CB Sales & Rentals, Inc. sole discretion if we decide to cancel the request for immediate possession; however, the request for judgement will be dropped.
