Like most houses in the neighborhood, this home has been recently updated, but still managed to keep its 1990s charm. We updated the house with 5 bedrooms that we thoughtfully designed for Airbnb guests :) The 5 bedrooms feature comfy beds, one has 2 king beds, one with one king bed, and the other three are queens. One master bedroom en suite a master bathroom while 4 other rooms share a common bathroom. 2.5 bathrooms, including one in the master bedroom upstairs and another in the common hall, and a half bath is downstairs, are clean and have everything you need, from body wash and shampoo to toilet paper and clean towels! Check out our spacious and updated chef kitchen! Its features plenty of space and all the amenities you need to cook a meal for the entire group. The chef kitchen features lots of counter space and high-quality cookware that will make cooking fun instead of a chore. Our kitchen amenities include plenty of pots and pans, utensils, kitchen tools, coffee with coffee included, fridge, stove, microwave, and dishwasher. There's also plenty of dining space. We have a large family table as well as a really cool dining space in the indoor patio that overlooks the backyard and a TV! The living area also features a large 4k smart TV. Our internet reaches speeds of up to 300 Mbps, so streaming your favorite shows and movies is easy, fast, and looks great! Its also perfect for getting some work done. We feature mesh Wi-Fi with ethernet ports. So every room of the house has greater internet coverage! Last but not least we have our amazing covered patio private pool, nice central patio furniture, lounge chairs with large covered umbrella for an afternoon conversation with your friends and family, or a late night whiskey or barbeque. The homes in this neighborhood are spaced far apart and nested centrally in a upscale neighborhood. This house has it all, and we are very excited to share it with those visiting San Antonio. We know that renting these days may make some a little uneasy, given that cleaning standards can change from place to place. So we wanted to make sure our guests and potential guests know that we operate using the highest standards of cleaning and have built CDC guidelines into our cleaning process. From disinfecting every high touch area including remotes and doorknobs to using the right cleaning supplies to ensure disinfection, we have done everything in our power to ensure cleanliness in our proprieties. Please be respectful of the property, as well as our neighbors. * Please be aware the unit being in the state of Texas there may be pests like roaches, ants or other bugs. We hire professional pest control to take care of this. * There's a security camera pointing at the door entrance, as well as noise detector inside the property. Important: We are committed to protecting our properties and keeping up-to-date with short-term rental regulations, which is why you will be asked to complete our independent verification. Please note: Before your booking begins, you will need to verify your details with us to complete your booking. You will be contacted via email and/or text to complete the verification. You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking. Tenant Selection Criteria: -Good rental history: no evictions in the last 10 years, history of damage, or an outstanding balance due to a landlord. -Verifiable income: minimum of 3x the monthly rent in gross monthly income. -Roommate's monthly income must be able to qualify individually at 3x the rent. -Criminal Background Checks: per the standards of the owner -Credit History: must be able to verify on-time bill payments and lack of collections or credit write offs. Applicant may be denied due to poor credit history -Pets: all pets must be current on vaccinations and rabies shots. Max $500 Pet deposit required per pet based on size and breed. All pets over 20 pounds require screening. -Landlord will select the best-qualified applicant Rates are subject to change based on seasonality and availability. Extensions may be available but may change based on high season. All application fees are non-refundable -anyone 18 and older must submit an application -the application fee is $50 per person *All guests are required to sign a rental agreement and a refundable security deposit before receiving check-in instructions. The rental agreement must be executed within 3 days of the booking. Cancellation policies apply. 1. Smoking, drug, and vape use is not allowed inside the unit, on the balcony, or in the hallways of the building. If discovered, there is a $1,000 fine. 2. Parties are not allowed on this property, including loud music. There is a fee of $1,000 if a party is discovered or if a neighbor complains about excessive noise. We have a one-strike policy. Failure to observe this rule results in immediate removal from the property without refunds. Quiet Hours are from 10 p.m. to 8 a.m. Unauthorized guests are charged $100 per guest per night. 3. Pets must be disclosed and approved in advance. There is an extra one-time fee per pet per stay. The charge for pet fees is separate from the initial booking. One time fee per pet, per stay: $200 per pet for 30 nights ; $500 per pet for 30+ nights. Maximum of two pets. Only cats/dogs. Pets 50lbs are approved case by case 4. If there is a lot of mess left behind after your stay, you will be charged more than the normal cleaning fee. You will be charged for stained or damaged sheet/towels 5. A lost, missing, or damaged key, fob, or parking permit has a replacement cost of $200 each. 6. Late check-out is $20/hr subject to approval, and must be notified in advance. Unapproved stay past check out time penalty is $40 per hour, and staying past 1 pm incurs the penalty of one night without the right to stay the following night. 7. Early check-in before 5 pm is $20 per hour. We will let you know when the unit is ready for early check-in on the day of check-in. 8. The garage is not available for use. If you need special use of the garage please inquire us directly before booking. 9. There is a $50 fee per guest per night for undeclared guests over the listed capacity. 10. Any cleaning issues must be reported within a reasonable time of check-in so that we can help resolve any issues you may have. 11. We do not allow packages/mail to be sent to the address you're staying at. You may deliver items to the door, or to a local FedEx/UPS. We cannot help you to retrieve delivered mail. 12. Respectful and friendly vocabulary is required by both parties. Your reservation will be canceled with no refund if you use profanity or threaten any of our staff. 13. You are booking with a valid government-issued ID and are not engaging in fraud or identity theft. 14. There is 1 security camera pointing at the door entrance. Blocking or disconnecting this device will lead to immediate termination of your stay with no refund. 15. By booking you agree to not hold us liable for any injuries, lost items, or accidents that happen at the property whether in the inside or outside areas. 16. For stays longer than 30 nights, we require 1) a refundable deposit of $3,000, 2) non-refundable pet fee of 500 per pet. 3) Renters are required to buy renter's insurance at 100,000 liability limit, 4) every person in the contract needs to submit the valid government-issued ID, and 5) vaccination records of all pets staying at the property. 17. A security deposit of $200 is held prior to your arrival and will be refunded 7 days after your arrival
