It has a private backyard and is very safe for kids to play outside. 1)Tenants pay for all utilities including water, sewer, cable, electric and gas. 2)Subleasing is not allowed, guests staying over 3 days needs landlord's approval. 3) Tenants responsible for lawn care to include grass cutting, weeding, leaf removal and snow removal 4)Tenant to abide by all deed restrictions 5)No alteration to home or grounds without written permission from Landlord 6)Tenants to use floor protectors under all furniture resting on hardwoods 7) Keep noise at reasonable level, no late-night noise/parties. No loud engine noise at night. Mind your speed in the neighborhood. Respect your neighbors.10)Renters insurance required. 8) If extra cleaning is needed at the time of moving out, a cleaning fee will be charged. If stain cannot be removed or there are permanent damage, a fee will be charged based on repair costs. The deposit minus necessary repairing cost will be refunded to tenants at the termination of lease. 9) No nails shall be put into the wall without landlord's agreement. Recommend to use damage free nails. 10) No business shall be conducted on the property. 11) All items in the leasing agreement are expected to be followed. If after communication tenant fails to abide, landlord may terminate the lease and request the tenant to move out. In that situation, tenant needs to compensate for lost usage. 12)Tenant responsible for all the repair under $100 and replacement of any batteries, bulbs or filters in the property during tenancy 13)Tenant required to change HVAC filters at least quarterly or as recommended by manufacturer 14)Tenant is prohibited from flushing cat litter, cleaning products, feminine hygiene products, diapers, cleaning wipes, tissue papers, paper towels and other foreign objects down the toilet. Clogged drains resulting from tenant actions will be repaired at the tenants' expense.
