A brand new HVAC has been installed with a 10 year warranty and all costs associated with this will be covered by the owner. The home is also only 10 miles from Fort Rucker, the US Army base located in the area. There is a no smoking tobacco policy, but vape products are fine. The tenant will pay for Electricity, and internet as well as any TV services if they choose to have one. Water services as well as a washer and dryer will be provided by the owner. Trash/sewage is included with the water services. The owner will pay for pest control services. More than one pet is allowed, but there is a limit of three. There is plenty of space for street parking in front of the house. There must be a 30 day notice if the renter is to cancel on the lease and the renter must pay a $400 cancellation fee and pay for utilities and rent until a new tenant is found. The lease is a 12 month lease that will then change to a month by month basis. A longer lease duration can be negotiated with the owner after the completion of the first year if the renter decides to stay at the property for a long time. $1500 rent will be due on the first of each month and you will have 5 days to pay before it is considered late. There is a $25 late fee for every 5 days it is late with a grace period for holidays and weekends.
