General Policies:

* No parties, events, or large gatherings permitted.
* Quiet hours observed to maintain the peaceful neighborhood atmosphere.
Parking :
Ample off-street parking for up to four vehicles in the driveway. (Garage access is not provided to tenants.)
Pets:
* Pets are considered on a case-by-case basis only with prior written approval from the Landlord.
* A non-refundable pet fee and monthly pet rent will apply if approved.
* No cats permitted. No large or high-energy dog breeds (specifics discussed during approval).
* All pets must be well-behaved, leashed when outside, and never left unattended.
Utilities & Services:
Tenant is responsible for all utilities, billed at a flat rate of $600 per month (covers electricity -- including home heating -- water, sewer, garbage, high-speed internet/WiFi, and propane to power the kitchen stovetop/gas range).
Property Restrictions:
