Fixer Upper on Edge of Greeneville, TN City Limits - Two bedrooms, one bath single family home physically located in Greene County at edge of Greeneville City Limits. (Center of road in foreground of main photo is boundary of Greene County and town of Greeneville). - House was built in 1960 and has two bedrooms, bathroom, living room, combined kitchen/dining room, and a full unfinished basement, located on a large lot. - Enjoy advantages of living “in town” with lower property tax rate of county. - Less than five minutes to shopping: groceries (Food City, Ingles), pharmacies (CVS, Walgreen’s, Atchley’s), auto parts (O’Reillys, Advance Auto), hardware (Ace), fast food (Hardee’s, Wendy’s, Subway, McDonald’s) and numerous local businesses. - Less than ten minutes to historic downtown Greeneville. Less than 20 minutes to the east side of town and shopping at the Greeneville Commons shopping center and several big box stores (Big Lots, Staples, Lowe’s, Walmart). - House is connected to city water and sewer services. Explanation of Existing Damage - Five years ago, while house was temporarily vacant, a water supply line burst in bathroom and flooded house for a week before damage was discovered. Water sprayed toward ceiling of bathroom, eventually piercing through overhead sheetrock, saturating attic insulation and most of the overhead sheet rock throughout home. Water also pooled in a few other places, damaging hardwood floors in two distinct areas. Repairs Needed - All overhead sheetrock has to be replaced. Damaged sheetrock was removed and disposed of. - Once overhead sheetrock is replaced, attic insulation has to be replaced. - Overhead light fixtures and/or ceiling fans have to be replaced in each room. Damaged lights and fans were disconnected and properly disposed of. - Return ducting in basement for central heating and air unit will likely need to be repaired or replaced as well due to water damage. - Some hardwood flooring buckled upward, warping from water absorption, and will need to be replaced. All hardwood floors have to be refinished. Some wood trim will have to be refinished.
