    This is a quaint cozy 2 bedroom, 1 bathroom home that includes a spacious living room and kitchen along with a washer / dryer hookup. Residential Lease Agreement Address: 103 South Hill Street, Grayson, Kentucky 41143 This lease is for a minimum of six months and continues to the vacate date. This lease begins when deposit and first month rent is paid and until the tenant vacates the rental. The renter must give a 30 day written notice that they will be moving from premises. Neglecting to give a written notice of vacating within the 30 days will result in loss of deposit. A tenant must: 1. Keep the rental property (inside and outside of the unit) as safe and clean as possible- this means free of rodents and pests. Tenants shall be financially responsible for any pest or rodent infestations. This is included and not limited to professional services at the discretion of the landlord. Infestations shall be reported to the landlord within 48 hours. 2. Remove trash and garbage in a safe and sanitary way. 3. Keep plumbing fixtures used as clean as possible. Tenant is responsible for plumbing overflows and stoppages caused by the tenant. 4. Use all plumbing, electrical fixtures, and appliances properly. 5. The tenant must NOT damage the premises or allow any guests to do so. 6. The tenant or guest of the tenant must NOT disturb any neighbors. 7. The tenant must allow the landlord or his agent to inspect the residence to make necessary repairs at a reasonable time if the tenant is given notice (usually 24 hours) or immediately in the event of an emergency. 8. The tenant must obey housing, health, and safety codes. 9. A cleaning and damage deposit of $650 is required. This deposit shall not be used or intended to be used for rent. When the rental period is over, the landlord shall, after inspection, refund any amount of the deposit deemed refundable. The tenant shall leave the premises in the same condition in which it was upon initial renting: A. Clean and sanitary conditions (removal of all garbage). B. Extermination for household pests if there are any evident. C. Appliances must be cleaned inside and out. D. Cleaning of kitchen and bathroom cabinets. E. No damages. 10. No pets inside or out. 11. No waterbeds permitted. 12. No sale or use of illegal drugs shall be permitted on or about the premises. 13. No tenant shall provide permanent dwelling to another person without the consent of the landlord. 14. Rent shall be paid by the 3rd of each month. Each day thereafter will add a $10 fee. 15. No smoking inside of the home. No cigarette butts thrown in the yard area. 16. Any permanent alterations need to be approved by the landlord. 17. The owner has the option of inspection. You will be notified prior to the inspection. 18. You must report any electrical, plumbing, heating/air conditioning, pest problems as soon as you notice them. 19. The following items belong to the home and must be left when you move: a. Mini blinds b. Stove c. Refrigerator 20. This property shall not be sublet or this lease assigned without the expressed written consent of the landlord. 21. The return vent in the living room area shall not have furniture covering it. 22. All utilities will be put in the tenants name before you move in. 23. Give a 30 day notice prior to moving out. 24. If you will be away from the premises for more than two weeks, please notify the landlord, so it is known that the property has been abandoned. 25. Tenant is responsible for maintaining lawn care which includes mowing the grass on a regular basis. Grass should not be overgrown and must comply with city ordinances. In order to receive any refund, the home must be in the same condition that it was when you moved in. Tenants may not receive the deposit for, including but not limited to, violations of any of the terms in this lease. The deposit shall be refunded within 2 weeks after the vacate date. In the event of any violation of this lease agreement, you will be given notice to vacate the premises. If you fail to vacate after the 30-day eviction notice, you will be considered criminally and legally trespassing by law and can be removed physically, and prosecuted to the fullest extent of the law. Failure to comply with, including but not limited to, the above terms can result in loss of the deposit and the charge of additional fees when damages exceed the amount of the deposit.
