There will be a move-in inspection before or when the tenant accepts possession between the tenant and the landlord. The inspection will be so the tenant and landlord can record any present damages and any needed repairs. Parking is provided in front of the house. Tenant has the right to early termination of the rental contract if he/she gives 30 days written notice, and pays an early termination fee. Smoking of tobacco and marijuana is prohibited on the premises and common areas. Tenant agrees not to make any excessive noise or to create any nuisance such as will disturb the peace and quiet of neighbors. Tenant agrees not to commit waste on the premises. There shall be no other persons living on the Premises other than the Tenant and any Occupant(s). Guests of the Tenant are allowed for periods not lasting for more than 48 hours unless otherwise approved by the Landlord in writing. The Tenant agrees that during the term of the Agreement, to promptly comply with any present and future laws, ordinances, orders, rules, regulations, and requirements of the Federal, State, County, City, and Municipal government or any of their departments, bureaus, or boards. Each individual that is considered a Tenant is jointly and individually liable for all of this Agreement's obligations, including but not limited to rent monies. Tenant won't clean fish or other game animals obtained during hunting or fishing inside the house.
