    What's special

    Countryside Apartments for Sale, would sell on CFD with at least $1 million down. I have four 6 plex apartment complexes that were completed by 2018. Each building is 7650 sq ft and has 2 units per story. Estimated cost to construct today is about $200 per sq ft or $1.5M per building. Total asking price for all 4 units is $6 million. We are 100% occupied at $1330 per unit per month. Two of the buildings allow pets and they pay a $25 pet fee per unit. The addresses are 1014, 1020, 1026, and 1032 South Crawford Road in Vermillion. Each unit is around 1200 sq ft with 3 bedrooms, 2 baths, with large utility room with a provided washer/dryer. The kitchen has all stainless steel appliances with fridge, dishwasher, microwave and a garbage disposal. The kitchen, dining, and living room all have laminate flooring and the living room opens to a 15'x8' cedar deck (the ground level have concrete patio's). There are 2 units per floor and each floor is 2550 sq ft for total sq ft of 7650 which is $156 per sq ft. The building is very well insulated with blow in insulation in the walls and interior walls and between the floors. It is all electric with high efficiency heat pumps and lifetime guarantee high efficiency water heaters. Utility bills for each unit are around $100 per unit per month and each unit has a water and electric meter so tenants pay their own utilities. The first floor units are handicap accessible and all the units have 36” doors and the hallways are 60” wide which makes is much easier to move furniture in and out of the building. The building has an excellent insurance rating since it has fire sprinkler and alarm system. The lawn has a sprinkler system with a nice backyard and Ty park is only a block away. The front entrance is very attractive with the full height stone entryway. The patio's off the front of the units all have a great view. I have 3 parking spaces per unit for a total of 72 spots. The parking lot is all maintenance free 6" thick concrete. The land to the south is a corn field and the land to the west is an open lot that has a deed restriction so nobody can build on it, the land to the north has a couple 12 plex units and the land to the east has a new housing development that boarders the golf course hence the name Countryside Properties next to Countryside Addition. I built Countryside Addition housing development in 2000 and then built the apartments from 2015-2018. The apartments are managed by Premier Real Estate for a fee of 8%. Take a look at google maps and do a street view to get an idea of the area. We have a mix of students, professors, retiaries, and families for current tenants.
