All the rooms are furnished. These rooms are perfect for students or temporary workers with no furniture. We have a shared living room with TV and Internet and shared powder room. The fenced back yard is available to person occupying the basement room. The laundry space is shared. The tenants must follow living guidelines in their own spaces and shared spaces. All shoes must be removed at the entrance closet designated for shoes and coats. Kitchen and all shared spaces must remain clean as it is a shared space for all the tenants. We do have policies and guidelines that all renters must follow: - Rental Agreement: All renters will be required to sign a rental agreement outlining these terms and conditions of the tenancy. - Security Deposit: A security deposit of two months rent will be required to cover potential damages or unpaid rent. Security deposit amount paid minus cost of fix-ups/damages will be returned within 30 days of the termination of the rental agreement. - Utilities: Renters are responsible for a portion of utilities, such as electricity, water, and internet. This amount is included in your rent payment. - Pets: Pets are NOT allowed. - Smoking: Smoking/Vaping is prohibited in the home and 50 feet of the home boundary. - Parking: Parking availability is on the street. Assigned parking is available for $100 per month. - Guest's Policy: Guest's are only allowed in shared space. - Overnight Guests: Only one overnight guest is generally allowed with prior notice to the homeowner. There may be limitations on the frequency of overnight guests. - Emergencies: Renters should report any emergencies by email and text message to the homeowner immediately. - Rent Payment: Rent payment is due 5 days prior to start of the next month, meaning if the month is ending on 30th, the next month rent is due on 25th of previous month. - Late Fees: Late fees of $200 will assessed for late payments. - Payment Methods: Acceptable payment methods are: Zelle, Venmo, and Cash App. - Quiet Hours: Quiet hours are after 9 PM in weekdays, and 10 pm on weekends. - Disturbances: Excessive noise or disturbances may result in penalties or - termination of the tenancy. Common Shared Spaces: Kitchen, Living room, Dining Room, Powder Room, Deck, and or laundry rooms. - Shared Bathrooms Usage: Bathrooms will be shared by all renters, unless you are renting a Master Bedroom. - Cleaning Schedule: Establish a cleaning schedule to ensure the bathroom remains clean and sanitary. - Towels and Linens: Renters are responsible for providing their own towels and linens. - Personal Items: Personal items should be stored in a designated area to avoid clutter. - Shared Kitchen Usage: Kitchens will be shared by all renters. - Cleaning Up After Use: Renters should clean up after using the kitchen, including washing dishes and putting away food. - Food Storage: Food storage should be labeled and kept in a designated area.
