    What's special

    This beautiful 3-bedroom home is perfect for a family of 1 - 4. Upon entering, the room on the left has a convenient coat closet and finely crafted built-in bookshelves. To the right of the front door is a nice-sized living room with a cottagey feel. The kitchen is small, but very sweet, modern, and functional; all new stainless steel kitchen appliances (refrigerator, oven/stove, dishwasher, microwave) and Corian countertops were added in 2016. A half-bath with a pocket door is convenient for guests and makes good use of space. Past the kitchen, our favorite room in the house has vaulted ceilings and wonderful light - it has served us well as a dining, music, and playroom in one.  The stairs leading to the second floor are wide and luxurious, making it easy to move furniture up and down. The master bedroom is comfortable and has a small walk-in closet. The second bedroom has particularly lovely views and excellent light; it has a large closet and a charming hand-painted mural of Calvin and Hobbes napping in a tree. The third bedroom is on the smaller side and has been used as a very large walk-in closet; keep the shelving and racks and continue to use as a closet, or easily convert it to an office, hobby room, or guest bedroom. The second floor bathroom has ample storage, and a new shower/tub insert with updated fixtures (Bathfitter) was installed in 2018. Second floor stackable washer/dryer is tucked away neatly in a closet - doing laundry is ultra-convenient.  The home was fully insulated in 2016. New, elegant hardwood composite floors were installed throughout the home in 2016, while equally attractive tile floors were also installed in the kitchen and bathrooms in 2016. (We purchased extra flooring, both the hardwood composite and tiling, for any future needs. These are stored in the shed and included with the sale of the house.) The house has a forced air central heating system, but there is also a Harman pellet stove (the best) that can easily heat the whole home if desired. A new electric hot water heater was installed in 2020; it takes a few extra seconds for the water to heat up, but it never runs out and is much cheaper (and greener) to run than a traditional hot water heating system.  A lovely, large wrap-around porch is delightful for enjoying lazy afternoons and sunsets, with ample covered space on one side of the house for garbage, recycling, bicycles, etc. The property is a spacious .5 acres with charming trees and plantings. There are two apple trees, one pear tree, 7 blueberry bushes, and a host of blackberry and black raspberry bushes, in addition to a vegetable garden - harvesting has been one of our favorite activities. New, high quality Amish Barn Company sheds (one large 12x20 and one garden-sized 6x6) were added in 2016, providing ample storage and workspace. There is a children’s swing set/playhouse that was new in 2019 which can remain if desired. A new septic tank and leach field were installed in 2021. The home has a private well. The exterior of the house was repainted in 2015 and looks as fresh now as it did then. Please note, our children have drawn on the walls in places and we will repaint the interior white prior to closing. This property could also make an excellent rental: It is located a short five-minute drive to Dreams Park and two miles outside the Village of Cooperstown.
