Application Process A completed rental application must be submitted through Zillow Rental Manager by every adult (18 years or older) who will be living in the unit. All required documentation, as specified below, must be provided. 2. Credit History We look for a credit history that demonstrates a strong pattern of financial responsibility. While we do not have a strict, single-score cutoff, we review the full credit report for the following factors: Timely and consistent payment history for all credit obligations. A manageable debt-to-income ratio. An absence of recent judgments, collections, or bankruptcies. An applicant with a lower-than-average credit score may still be considered if they demonstrate financial stability in other areas, such as an exceptionally strong income-to-rent ratio or an extensive history of on-time rental payments verified by previous landlords. 3. Income Verification Applicants must have a verifiable gross monthly income of at least 3 times the monthly rent. Verifiable income includes, but is not limited to, the last three months of pay stubs, tax returns, and bank statements. Self-employed applicants may be required to provide additional documentation, such as business tax returns or bank statements. 4. Rental History We require a positive rental history, including contact information for previous landlords or property managers. We will verify timely rent payments, proper care of the property, and adherence to all lease terms. 5. Eviction History We have a strict policy of no prior evictions. Any eviction filing that has resulted in a judgment will be grounds for denial. 6. Criminal Background Check A criminal background check is a standard part of our screening process. We will not consider arrests that did not result in a conviction. Any denial based on a criminal record will be for a conviction that is directly and specifically related to a legitimate business purpose, such as a demonstrable risk to the safety of other residents or the property. We will not use "blanket bans." 7. Required Documentation A valid government-issued photo identification (e.g., driver's license, passport). Proof of income (e.g., recent pay stubs, bank statements). 8. Move-in Date The successful applicant must be available to move in by November 1, 2025, or within a reasonable timeframe (e.g., 7 days) as mutually agreed upon. The rental will be offered to the first applicant who meets these screening criteria.
