Two bedrooms, 2 bathrooms, and an office on the lower level of this 1902 house on Capitol Hill. It's having a facelift now and will be painted in spring, but still a beauty. The unit for rent is the Garden View daylight basement. Windows look into the gardens. Clean, freshly painted, with tile and new vinyl plank flooring. All appliances. The great thing about even a daylight basement is no air conditioning needed - cooler in summer and warmer in winter. Electricity and water-sewer-garbage included. Owners live on main and second floors, and respond quickly to needs and problems. The top floor, Cascade View, is a MIL unit with its own in-house entry.
Garden View has a private entrance. All residents share the fenced yard and gardens.
Yes, you can have a well-behaved cat, dog or bird who is not aggressive or loud. Owner of the animal must sign a separate agreement of responsibility for any damage or disturbance caused by the pet. A dog may not roam free on the premises, and we (having carried home a beloved cat who died on the street) urge you to keep your cat indoors.
Rent INCLUDES water-sewer-garbage and electricity.
Available February 1 or March 1, with a lease through May 31, 2024. Shorter lease? Higher rent. $2,000 damage and cleaning deposit will be fully refunded if property is returned in the same condition - just as clean and complete, with no damage beyond normal wear and tear.
Served by several bus lines and only 8 blocks from light rail linking Northgate to SeaTac Airport. Near schools, groceries, shops, restaurants and clubs. Cal Anderson Park, Volunteer Park, Broadway, theaters, the historic Lakeview Cemetery, Seattle University and Seattle Central College, Cornish School for the Arts, a variety of public and private K-12 schools, Kaiser Permanente, Polyclinic, and Swedish facilities are all within walking distance.
Rent includes water-sewer-garbage and electricity.
First lease through May 31, 2024. Thereafter a one-year lease will be offered by mutual agreement. Move-in cost is the first monthly payment ($2800) and the damage deposit ($2000, which may be paid in four equal installments per month if necessary). We do not require an application fee; simply request an application and a sample lease from us.
Parking is free on street with a Zone 4 permit (includes free guest pass). Our driveway may be used for pick-up and drop-off. We provide bicycle racks outdoors; you provide a cover if you like a dry bike.
Pets: A friendly dog, cat, fish, or bird is welcome if it is clean and well cared-for. Noise disturbance is the major problem with a dog and some birds, especially if left alone. Tell us how you will prevent it. A cat who wants to chase the rabbits that love our gardens would be welcome, but not safe on the street from cars and predators. Best kept indoors with lots of play, scratching posts and clean litter, or closely supervised for outings in the yard. We don't charge extra for an animal, but require that its owner pay any associated damages, even if they exceed the damage deposit. (Ridiculous? We know two fine Maine Coons whose mothers had fallen into depression, and who allowed their cats to fill the condo with stink, ruin carpets, underflooring, curtains and screens, and tear large holes in a wall, twice. Thousands of dollars!) Finally, we must meet and approve your animal before offering you a lease.
All residents are responsible for proper disposal of garbage, compost, recycling, hazardous materials, and big stuff like broken-down sofas. Each person pays for anything that demands an extra fee. You must get to know and carefully follow Seattle's fiddly rules. Do you have a green thumb? Consult the head gardener for a small space of your own or a place to put a favorite container. Otherwise, you maintain your own unit by using it safely (furniture away from heaters, doors and windows locked when not under direct observation, temperature kept above 45 degrees in winter, smoke and CO detectors operating), keeping it clean, and reporting any problems to us promptly.
Does it go without saying? No smoking, no weaponry, no open flames.
And peculiarly but very importantly to some of some of us: Our property is a scent-free zone. Those sweet smells that drift out windows or blow from fans and ducts are not tolerated. This is because they trigger migraines and may chase us from our own grounds. Unscented products are easy to find these days, and you can apply your favorite fragrances discreetly inside your unit. Good news: cooking smells are fine!
We meet applicants when they ask to tour the property, and all parties have a chance to consider our mutual compatibility. We live in a compound where we share the outdoor spaces, pick the flowers and herbs, and socialize. We screen applicants for completeness of the application, references (many corporate employers and housing managers won't give them without your permission, so please check), ability to afford the rent, a history of responsibility, and duration of the relationship between applicants. None of these is make or break; we understand that life is complicated. If you think our inquiries don't accurately represent you, explain. We want good tenants who will be happy here.
And we don't choose them by ethnicity, creed, color, nationality, immigration status, religion or lack of it, or which part of any sort of spectrum you may fall on.
