APPLICATION/SCREENING REPORT FEES ARE NON-REFUNDABLE... We require a minimum of a 12month lease. At the time of application, we perform a full credit, criminal, and rental history screening. *Past evictions and unsettled landlord/tenant disputes are an automatic decline, no exceptions. We will review your credit history for several factors (debt/income ratios, history of payments, longevity, types of accounts in derogatory standing). We can sometimes approve applicants with marginal or limited credit history with a co-signer and/or different deposit amounts. High likelihood of denial: not meeting the minimum score of 620; poor credit scores with lots of recent delinquencies and/or charge-offs; any monies owed to past landlords; unpaid utility accounts; excessive recent charge-offs/collections.
